Building Specification

The buildings are build from reinforced concrete. The ceiling between floors and the main stair platforms are also made from reinforced concrete. The platforms are phonically and thermally insulated with a steropor layer. The external walls will be made of gas-formed concrete blocks or thermo blocks of 15cm, coated with polystyrene and covered from outside with wooden half logs to give the impression of the log houses.

The entrance allows disabled access and the stairwells will contain sensors for the lighting. The stairs will be made from granite (imported from Spain).


Large windows have been chosen to give a bright, open feel to all the houses. These "thermo-pane" windows are the latest PVC profile windows on the market with large sills.

The entrance doors and their frames are made from solid metal. Access to each house can be made only via keycard or through the intercommunication video system installed at the entrance of each house.

The owner of the house may choose the colour and type of paint used. All bathrooms will be fully tiled in the owners choice of colour and the living areas may be finished with either 7mm stratified parquet, high quality moquette, granite imported from Spain or wooden parquet flooring.

Bathrooms and WC s come complete with all sanitary fixtures and fittings (bath, shower cubicle (in some of the apartments), wash basins and toilet.

All rooms will be well lit with ceiling lighting and ample power sockets. TV aerial, internet and telephone connections will be provided in all living areas and bedrooms. Electricity, water and heating consumption is separately metered in each house. Separate central heating facilities are installed for each house.

Externally, the area surrounding each house will be turfed with path ways providing access around the development



Discounts

Discounts are available for those willing to pay a higher initial deposit. For a 50% deposit, the buyer will receive a 3% discount, and for 90% deposit, the buyer will receive a 5% discount. Discounts may also be given for buyers purchasing a number of units (over 2).

Maintenance

Maintenance costs have been set at €60 per month for each house. This cost will cover the maintenance of the communal areas and all costs involved in the successful running of the development.

All prices are in Euros and include a free parking space adjacent to your house and deposit box in the ground floor of your house.

Construction

Construction of the first phase (as listed) will commence on 1st Sep. 2007 and will be complete by 31st Aug. 2008. The entire development will be complete by 31st December 2008 and ongoing work will not effect those wishing to use the villas during 2009. The area around each house(800 : 1000 .) will be completely landscaped once work has been completed, and access roads and paths will be completed in time for the launch of each house.



Payment Terms

We have a refundable reservation fee policy which enables you to hold an house for up to 30 days without actually committing to the purchase. This enables you to view the development and do further due diligence prior to signing your contract and paying your first installment. Only 10% of your reservation fee is retained by us as an administration charge. We will accept verbal reservations which are valid for 72 hours. The refundable reservation fee is €5,000 and should accompany a signed reservation form which is available upon request. This reservation fee is deducted from your first installment. After 30 days of receipt of your reservation form and cheque, the reservation fee becomes non-refundable.

1st installment: 25% of the purchase price paid upon signing the Preliminary Sales Contract (less your reservation fee)

2nd installment: 15% upon completion of the building work

3rd installment: 60% upon Notary transfer.
