Location
This 100 % private farm is located in the Central Pacific region, next to a luxurious marina development at Tivives beach and bay/Playa Bajamar.
Following the main road from Orotina to Puntarenas, one takes the exit “Ceiba”, crossing the Orotina – Puntarenas road towards the Pacific Ocean and the villages of Bajamar and Tivives. Following this road for some 6 miles/10 km one finds this farm just outside of the village of Tivives.
Most of the cemented road is in reasonable to good condition, with some parts in lesser condition due to put-holes. The last 0.5 miles/800 meters is an unpaved road in good condition.
Current driving time to the international airport in Alajuela is just over an hour. The new four lane highway between Orotina and San Jose will bring driving time down to approximately 45 minutes.
The farm borders the large natural and protected zone of Tivives, and it is located approximately 2 miles/3 km from the Pacific Ocean, Tivives Beach and Bay and Playa Bajamar.
Climate
The daytime temperature on the farm is between 28 and 32 degrees Centigrade (between 82 and 90 degrees Fahrenheit), the nighttime temperature is between 21 and 23 degrees (between 70 and 73 degrees Fahrenheit). During the rainy season (May till November) most afternoons are cooled by refreshing rains.
The farm
The 10.4 hectare/25.7 acre farm is composed of 5 smaller parcels of respectively 10,000 m2 (2.5 acre), 8,319 m2 (2.1 acre), 10,691 m2 (2.6 acre), 11,985 m2 (2.96 acre) and a large parcel of 63,342 m2 (or 15.6 acre). All these parcels have their own cadastral numbers. To enter the farm one passes an easement of 300 meters long, and 14 meters wide.
A large percentage of the farm is flat, with its entrance up a little higher, and partly surrounded by neighboring pasture farms used for cattle rearing, but most of the farm is bedded in by forest and mangrove, making this a unique and very private location. At the back, the property borders with the river “Cuarros”.

Many different habitats are contained within this large farm including forest, pasture and river. Because of the nearby protected area of Tivives, many birds, like the superb Scarlet Macaws, White Egrets, Roseate Spoonbills and the Guans, are found on this varied farm, but also Mantled Howler Monkeys and the White-faced Capuchin, Armadillos and other wildlife are present.
At the entrance of the farm, which is higher then the rest of the farm, one has great views from the surroundings, which mainly exists of forest and some pasture land. Once inside and driving down the internal, well maintained gravel road, one has the feeling of becoming part of nature. Huge trees take turns with open areas and finally side into the mangrove forest.

The farm has electricity, which can be found at the entrance of the property. The water availability is plentiful. Two water wells are present.
There is good mobile-phone reception, and a landline telephone connection is at less then 0.5 miles from the property.
