Chilean real estate is continually increasing in value, and it is increasing faster than the national average anywhere in this area near the Termas de Chillan Ski Resort and Hot Springs. AREA GROWTH PROSPECTS..........
The Municipalidad de Chillan, which owns the entire Ski Resort area, leases it out for 30 year periods. This contract is being renewed as we speak, a new 30 year contract is being bid on right now by five different empresas, I think four are Chilean and one is from Mexico. One of the demands of the city is that the new concessionario replace the four oldest, (including the longest chairlift in South America) lifts with brand new equipment within 12 to 24 months. This will help upgrade the resort to international standards in preparation for the Junior World Cup which will be held right here in 2010. All of this means far more people "discovering" this resort and vacationing here. The demand, and rental prices, is going nowhere but skyward.
There are plans (I think in planning stages only right now), to build a new ski resort in the adjoining valley just south of here, and the plans will connect that resort to this one with a 4 km. gondola or chairlift of some type. Now this project may be a few years away, but my point is that this entire area is destined to become a major worldwide tourist destination for skiing and hot springs and other winter sports.
We have nine cabins total plus our full home here which includes a private breakfast restaurant for our guests only. Our restaurant is not open to the public. Our place consists of two parcelas that are together, the first has 6500 sq meters where seven cabins and our home are located, then in 2005 we bought the adjoining parcela with 7000 sq meters with two older but completely refurbished cabins (we did that) here we constructed our swimming pool. There is room on that parcela for three or four more nice cabins.
The square meters of each cabin varies from about 53 to 70, and our home has 209 square meters on each level. The upper level is where our private restaurant is located (less than half of second floor is used by the restaurant, the remainder is a storage area).
Earnings Projections:
I see this as highly likely for anyone that buys the place: When you buy the place, you immediately start receiving the daily income. It is obvious, based on current trends, that rental income in 2008 will exceed $100,000 USD or equivalent, with the major portion of that as clear profit. Where it goes in 2009 and onwards is anyones guess, but with the World Cup coming here in 2010, we expect to see prices doubling by then plus clearly higher occupancy rates, so I would not be surprised at all to see clear profits of over $200,000. At the end of 2010, you've recovered a good portion of your entire original investment. This area grows dramatically each year, and in 5 to 10 years, you discover your place is then worth two or three times what you paid for it.
Why are we selling? Unfortunately, I'm almost 65 years old and need to slow down.

Chile's major fresh fruit export is table grapes, with over 75 percent shipped to the U.S. Because Chile's grapes are in season during the U.S. winter, table grapes are now available year-round to the U.S. market. A large percentage of Chile's apples, another of its major exports, is shipped to Europe, but some are also shipped to the U.S. Chile is also a primary supplier of fresh pears to the U.S. To avoid a new concentration of exports centered on table grapes and apples, Chile diversified into a wide range of other fruits. Chilean farmers have moved into production of pears, peaches, nectarines, and other stone fruit, as well as kiwi, berries, avocados, asparagus, and onions. Exports of these products are now expanding. Chile is also the major Ski destination in South America. Chile has the driest place on earth in the north--the Atacama desert--where it hasn't rained a drop in 400 years in some places, to one of the wettest places on earth in the southern lake region where one island gets rain every day of the year. There is practically every type of geographical climate in Chile, from oceans to the high Andes mountains, from lush forests to deserts. And the Chilean currency isn't dropping in value like the U.S. Dollar!
