7-Room Ranch-Style Home And 10,000 Sq Mts Garden For Sale in San Isidro, Perez Zeledon Costa Rica

7-Room "Ranch-Style" Home In 10,000 Sq Mts Of Gardens

Asking Price: $290,000 USD

DESCRIPTION:
This beautiful 2.4 acre home and garden in the Southern Zone of Costa Rica is 130 kms from San Jose and 3 kms from the centre of San Isidro (Perez Zeledon) - a prosperous community.

Perched above barrios Morazan-Quebradas, LA QUINTA OLMECA enjoys outstanding mountain and valley views and an ideal climate. At 850 meters altitude, cool breezes drift down from the Cerro de la Muerte and assure its average temperature range of 80F at midday to 60F at night (15-25C) so air-conditioning is redundant. The air is fresh and clean and the earth is fertile and chemical-free.

The Pacific coast highway at Playa Dominical is 20 miles West on Rte 22, and Costa Rica's Southern Zone is accessed all along Rte 2 (The Interamerican Highway), not 5 minutes from the gate.

Don't miss this opportunity to own an exceptional home in a veritable botanical garden, in a great and friendly little town. The owner is in the process of a career transfer that has changed his interests and, as a result, this incredible offer includes: - A large ranch-style 7-room concrete-block house – with 3 bedroom, 2 bathrooms.

The house is finished with precious hardwoods, attractive, easy-to-clean floor tiles, art-deco plaster ceilings and secure and screened bitter cedar windows and doors. A hardwood overhang (Melina) wraps the house as do concrete sidewalks. There is an excellent roof with efficient eaves and good water drainage. Ideal in the green season, its front entrance is a covered a 600 sq ft patio-carport, with a Melina ceiling set with regular and automatic lights.

Sitting on a hill at the back of the lot, the house enjoys a great view of the gardens below, and the valley and mountains beyond. One hectare of "prime location" property (10,000 square metres) - including 25 kinds of fruit tree and dozens of exotic plant and flower species (see list @ ). Lawns around the house are hedged with plants that control insects and pests; there is a water source, a small creek and several large potential construction sites on the lot, and one next to the house is ready to receive 3-4 extra bedrooms).

Designed a large rectangle, imagine it divided into thirds: Overlooking the gardens via large, screened windows, a 600 sq ft Florida room is the main living-dining area. It has doors to both the front and back of the house. It also has secure double-doors that lead into the large kitchen-dinette area (360 sq ft).

In the kitchen, an outside door leads to the laundry room and from there to the back of the house -while a curved hallway leads to the middle third of the house and a first full bathroom. In that part, the front door opens under a 600 sq mt covered patio-carport. Also, there is sunken (6 inch) living-room-sitting area now used as an office.

Down a hallway, the back third of the house has 3-bedrooms and the largest bathroom.

The master bedroom is quite large and has a king-sized bed, bamboo chest and bookcase. There is a large bamboo armoire with drawer, end tables by the headboard and two large windows.

Bedroom # 2 has a double bed and bamboo armoire and chest, as does bedroom #3 now with a single bed. Each has a large, secured, screened and glassed-in window.

There is a large bathroom with a tiled-in bathtub, a shower and hot water on demand. There is also an eco-flush commode, a stainless steel grab rail, a tiled vanity, mirror and sink.

Behind the house, a concrete bodega (storage shed) has electricity, a coldwater sink and potting bench.

At the end of a cul-de-sac off a main road, the property is kept private with a “porton” that features an automated gate-opener, a wireless intercom system and motion detector lights. A dusk-to-dawn automated street lamp illuminates the driveway. All electric and phone cables are hidden underground.

In addition to the fully titled property and house, the SALE includes:

  • A legal corporation (Sociedad Anonima) to avoid registration delays, certain legal costs and a percent of taxes on the property transfer ;
  • All property taxes for the current fiscal period are paid;
  • Full coverage house insurance has been paid for one year (2007-2008);
  • ICE phone line with high-speed Internet access;
  • ICE electric meter at the property line by the gate;
  • The house tap-water comes from a pure mountain source that has an AyA sanctioned rural management board.
The house can be sold fully or partially furnished.

The property is priced for a quick sale at: US $290,000. Minutes from the centre of San Isidro, its transformation into a gated community for example, would greatly multiply its worth.

LOCATION:
The Southern Zone of Costa Rica houses the greatest bio-diversity of flora and fauna on Earth: As such it is an eco-adventure-lovers paradise. The Quebradas Biological Centre is located 3 kms. from the front gate. It was built in the upper basin of the ravine of the same name in an effort to conserve the valuable flora and fauna of the El General Valley and to protect the sources of drinking water of the city of San Isidro. Protecting 2,400 hectares of very rugged mountain terrain that are most often shrouded in thick cloud, it is home of the Resplendent Quetzal. It also houses numerous other bird species, thousands of insects species and a great many reptiles and mammals find refuge there. Influenced by height and climate, the Quebradas forest is very damp so it’s blessed with a wealth of orchids, ferns, bromeliads, vines and exotic mosses.

San Isidro is next to Rio El General, the class III-IV whitewater river that criss-crosses the prosperous valley of the same name to the delight of kayakers and rafters. Climbers are only 20 minutes from Chirripo National Park. At a height of 3,821 meters, it's the highest mountain in the country. An andean paramo, the elevations contain many varieties of stunted woodland tress, shrubs, grasses and unique perennial plants. Noteworthy birds include the Quetzal, the crested eagle, the red-tailed hawk and the giant king-vulture.

In less than an hour’s drive, find an entry point to Amistad-International, the UN Biosphere Reserve. It's the largest unexplored jungle North of the Amazon. It has an astonishingly varied fauna - with 263 species of amphibians and reptiles and +400 types of bird observed to date - and an awesome flora. The largest concentration of tapirs in the country is found here, plus it is home to the puma, jaguar, ocelot, jaguarundi and white-lipped peccary. It is punctuated with mountain bike trails, rivers, falls and such.

Located next to the surfer community of Playa Dominical - less than an hour's drive from the door, is the Barù Reserve. National Geographic says the Barù riverain is the most bio-intense place on Earth. just 15 minutes south, Ballena National Marine Park protects a variety of natural habitats, including 5 pristine beaches, rocky shorelines, cliffs, islands, reefs, and it is therreby a major breeding ground for countless marine species... Also - perfect for divers, snorklers, fishers...

Not an hour further South, Corcovado National Park is a mecca for trekkers. It protects major habitats including the lowland jungle which covers more than half the park, but also cloudforests in the highest region that are richly populated by oaks and tree ferns; there are also a holillo or palm forest, swamp forests that are flooded practically year-round, a mangrove and freshwater herbaceous swamp. The park is home to 500 species of tree -equivalent to a quarter of all the tree species in Costa Rica; there are +140 species of mammal, 367 types of bird, 117 amphibian and reptile species, 40 sorts of freshwater fish and an estimated 6,000 types of insect . listed so far.

About 1-hour North of Dominical, Manuel Antonio National Park is home to some of Costa Rica's most beautiful white sand beaches, in particular Playa Espadilla Sur and Playa Manuel Antonio. In addition, the Pacific Ocean park includes 12 islands located a short distance from shore that serve as seabird sanctuaries. Its waters are home to numerous dolphins and, at times, migrating whales. There’s a wide range of marine flora and fauna. So far, 10 species of sponge, 19 corals, 24 crustaceans, 17 algae and 78 fish species have been listed. It' a great place to chill.

Caño Island National Reserve is approximately 10-12 nautical miles from Osa Peninsula coastline and takes about 45 minutes to reach, depending on weather and sea conditions. The water is shallow and provides snorklers and dive enthusiasts with an underwater paradise to explore. The Island also has major archaeological importance since it was used as a ritual centre in Pre-Columbian times and a number of round stone spheres have been found there.

Drive about 1.5 hours North of San Isidro to trek Tapanti National Park, one of the least frequented - though at 6080 hectares (15,057 acres) it houses 4 life zones: cloudforest, mid-range and low montane jungle and rainforest. On the way, cross the frigid Cerro de la Muerte National Reserve which is defined by an andean paramo at 3000 meters altitude - or drive 3 hours South to torrid Golfito and Panama - aka the equatorial jungle.
