Cala Azul ("Blue Cove") is a new four-star destination resort property in the town of San Juan del Sur, which is near the southern border with Costa Rica and has been the seaside vacation destination for generations of Nicaraguans dating back to the 19th century. The Cala Azul Village Resort surrounds a beautiful private cove, and it's just five minutes from the restaurants, markets, and activities of the busy little town. The amenities of Cala Azul are second to none. Phase one has three large pools (including a lap pool) and a full-service restaurant and bar, all in our oceanfront village, plus the hotel guest and concierge services one would expect for arranging a variety of tours and expeditions. Future phases of the project add additional pools, restaurants, fitness and health club, tennis courts, sand volleyball, and much, much more. The resort's residences are privately-owned townhomes and condominiums which are maintained and rented by the management company when the owners are away--a popular benefit of vacation home ownership here. Phase one units are available right now with significant pre-construction discounts and prices from the low 200Ks to the mid-$500Ks.
FROM OUR MASTER PLANNER:
High on the wooded slopes, overlooking Nacascolo Bay and wrapping around a cala azul, a sparkling blue cove on the Pacific, will be the CALA AZUL VILLAGE RESORT.
The homes, cottages, restaurants and bars, social club, spa, tennis club, shops, offices, the Commissary, Operations Complex, the pools, tennis courts, the plazas and all the roads, lanes and walkways – the entire built environment -- will occupy barely 29% of the 40-acre village. Of the remaining 71% set aside as green areas, just 9% will be landscaped green areas, and fully 61% of the entire project will be restored natural habitat.
Thus dramatic hills and ravines, ridges and slopes will remain tropical forest. The increasingly vibrant center of San Juan del Sur is just ten minutes and a million miles away.
At full build-out, residents and guests will be able to spend whole days very comfortably in Cala Azul – the Pacific stretching out before them and Nicaragua at their back. They can fill every day with a new adventure, or they can settle into their green sanctuary and listen to the sea below.
The built environment will be of an original architectural style – shaped by Colonial and Spanish and Mediterranean styles -- in soft natural tones, and be enveloped by the natural environment. Landscaping will merge with woods, the line between will soften and blur.
Arriving guests will find the intimate and lovely Windward Village tucked into the windward side of the hill. From there, the hill rises toward the Pacific and up there, sitting lightly on the ridges and bluffs, will be the residences. In twos and threes, homes will be poised by careful plan to catch the breezes and drink in the magnificent views.
Cala Azul Village Resort will be assembled over five phases, beginning with the homes overlooking the small cove. Here also will be the breathtaking Waterfront Village, with 3 swimming pools perched on the slope, with terraces and a small beach bar and grill. During this, the first phase of Cala Azul Village Resort, this multi-use complex will anchor the new community.
Between Phase 2 and Phase 3, work will begin on the Windward Village, on the landside of the site. Here, where the slope of the land is just gentle enough to allow it, will be a lovely pedestrian, hillside village. Along the laneways will be restaurants, bars, shops, a spa, and the heart of the village, the Cala Azul Social Club. Here, too, spread out around the natural curves of the hillside, will be charming individual cottages, tucked into the hill, surrounded by low garden walls, all their own.
A second cluster of waterfront condo homes also will be completed during this phase and the larger village will begin to take shape. Over the third and fourth phases, the balance between the built condos and those yet to be built will shift, more and more of the village will be in place, settling in. In the final phase, the last of the amenities and landscape architecture will be completed, along with the last residential neighborhood, on the southern point.
The natural environment will be enriched with even greater diversity of increasingly rare native species and Cala Azul Village Resort will be designated a bird sanctuary. Therefore, the work here will not be mere re-forestation but the plan instead is based on habitat restoration.
Tennis courts and other sports facilities will be incorporated and, of course, the Pacific Ocean is on the village doorstep. Shuttle buses will run back and forth to the beaches of San Juan del Sur. Tours will be available to outstanding sites like Granada and the National Volcano Park.
Excursions to nearby beaches, sailing trips, scuba diving, surfing, fishing, mountain biking, kayaking and more will be available daily. And all the while Cala Azul -- the homes on the hilltops, the birds and butterflies catching the light – will seem timeless, authentic and comfortable.
