It is therefore in marvelous condition from the 16 ft beamed ceilings to the lovely, original, pasta tile floors. Example #1. "Casa de Samuel y Jorge". Asking; $385K U.S.. Listing Code:001736

This is a beautiful home, owned and offered by two of our dearest friends. It has been completely remodeled and so we use it here not only to demonstrate the sometimes dramatic variability in pricing in Merida but also to give you an idea as to just a few of the possibilities, should you decide to purchase amd make improvements with our home.

In fact, our listing is almost a mirror image of Sam and George´s first 4 rooms: Large rooms (Approx 16´square) with the traditional, heat-reducing, high, colonial ceilings (approx. 16´), and the beautiful, original,"Pasta Floor Tiles" (in our´s not their´s)carefully preserved.

In both homes the first two rooms from the street serve as #1, the entry salon or sitting room and #2)a bedroom or guest room.

The second "row" of two rooms in our house were bedrooms seperated by a 3/4 high wall which we removed to afford us a larger space with greater utility for our intended clinic and school. We have had yoga, dance and art classes in this lovely, grand room over the past four years. Putting back the dividing wall, by the way, would be at most a half day´s work and perhaps $100-$200 USD at most.

The second "row" of two rooms at Sam´s have been converted into a Gourmet Kitchen, at one end, complete with cooking/serving island and a large social/dining area. Their center wall in tact, two lovely double doors seperate, when desired, a large comfortable living room which shares the social flow of traffic with the adjacent kitchen/dining area. This wonderful and spacious arrangement is ideal if you enjoy entertaining, have a big family, or simply want this quiet, well-lit space for your own enjoyment and peace of mind. This same affect is waiting to be realized in our home with very little effort and cost.

Our 2nd "row" of two rooms could easily, and with very little change to the house, become a reproduction of Sam´s kitchen and living-room combo;sort of a before(our´s) and potential "after" (their´s). Plumbing, cabinets,and counters for the kitchen and simply putting the 3/4 wall back in place for the living room. The first or front two rooms would remain unchanged.

One advantage this grand room of our´s currently has is its three, large, glass-block, overhead, skylights which provide an ever-changing indirect light and shadow-show throughout the day. Although the 3/4 wall would sub-divide the middle light, it would stop almost 2 meters below the skylight and thus not interfere with the light above. The light is ample yet never "blinding". It´s more ambiant, almost comforting really, than obtrusive. We might describe the affect as "quiet" light but in any case it lends this a very special room and social space a peaceful feeling, almost like a chapel at times.... Sorry to digress!

What is now our dining room could become another bedroom or possibly den with it´s own private bath. Our current, small kitchen could easily be converted into a lovely garden-room/office with the existing bodega on the other side being possibly converted to yet another bedroom/bath with garden views or an amplified study, or studio with utility room.

Going with these potential modifications would leave you with three bedrooms and 2-3 baths downstairs, plus an office and den. Let´s save the upstairs for now and just say that with minimal modifications, the upstairs could include 2 large bedrooms, a full bath, kitchenette/dining area, a living room and a balcony/patio overlooking the garden. Our friends´do not have that option.

In summary, the potential improvements we are suggesting, plus improvements such as irrigation and additional lighting, etc., in the garden, would probably run in the neighborhood of $45k-65K USD. It´s hard to see here possibly but we would suggest that for a relatively small additional investment over your purchase price you would end up with a very large and ample house on the first floor with almost a complete second house above on the second floor. Not only do we have the advantage of starting out with a structure in good repair, you would also be starting with more net house to begin with as well as approximately TWO TIMES the LOT SIZE plus a larger pool, a full Guest House, and with still more room to enjoy or expand into....

Let´s do the math: Our house in the mid $190´s plus $45K-65K in remodel/upgrades would net out at $240-260K USD. Our friend´s lovely place, already remodled, will very likely sell within 95-97% of their current asking as we know they are already very close to or at their bottom line.... Let´s say they net out at $373K. $373K less our place at $195K plus $45K-$65K max in optional improvements ($240K-$260K total)would be a diference to your benefit of $113K-$133K between our´s and theirs! And remember, you still have twice the lot size,an existing second floor, and a seperate guest house to work into!

Here is a beautiful,,,"little",,, renovated colonial just a block away, and down the same street as our´s. It, like our´s, shares a great location, central to everything that makes Centro Merida so popular and accessible. It really is beautiful however it´s narrow width at roughly half of our´s is a concern for us for a house in this price range. In fact, not only is the lot width about half of our´s but the net lot size at 311m2 is just under half of our substantial 630m2.

Their´s has 2 bdrs and 1.5 baths while our main house alone has 3-4 Bdrs and 3 baths, not counting our seperate guest house with another Bdr, garden room, and 4th full bath as well as a 5th full bath servicing the patio.

They have spectacular, refurbished, colonial pasta tile floors as do we. These floors could not apparently be saved in our friend´s Comp.#1 house above. Our friends´ floors are very nice but are new and not the antique colonial originals that really set these homes and this architecture apart from the rest.

With this Comp #2 home, already refurbished, you nevertheless have less than 1/2 the house and just under 1/2 the land and we feel therefore less than half of the potential at twice the price (plus $100K)to realize with no where else to go if you somehow wanted to expand or add on. It is indeed a lovely place, tastefully remodeled and with the architect/owner´s fine attention to many of the important details. Nevertheless, for an extra $100,000.00 for less than half of what we are offering, we feel that the numbers speak for themselves....
