The location of this perfect home is near the water with the beach below and even a great little picnic ground if one wanted to sand it in and put tables under the huge shade trees there. The home is situated up the Mountain just high enough off the water to ensure a safe barrier from the sea, yet a short walk down to the beach. The house faces the trades, which are buffered perfectly by the first layer of hill across the harbour giving them a perfectly pleasing cool breeze and broken up just enough to allow for year round dining on the large veranda and its use for a reception and social setting. The sunsets and the sun rises are perfectly placed, or was it the home? The sun rise is to the left and the sunset to the right, in that order and one at a time. The sunset direct rays are blocked by the hills beside yet the colorful effect lights the sky before you while you enjoy a sunglass free evening of cool breeze with no squinting and eye burn. We live a lot more outdoors in paradise so the more comfortable you are positioned, the more you will be able to enjoy your complete home.
Another factor is the unspeakable but the inevitable. The cyclones that can and do happen out here, which for some reason don’t seem to be as destructive as they are in other parts of the world, did have had their way with this home 7 years ago. This home has seen the worst, the cyclone of 2002. The only damage was some of the guttering was blown off the roof and one window came out with a crack in it. The windows never even had any protective shutters over them. The key to this interesting survival is again the location of the home. It is backed up against where cyclones (every 20 years or so) seem to come from. This puts the Mount Talau as the barrier between the home and the wind. In the case of the 2002 cyclone, it came from both directions, from behind and from in front. The reason for this was we had the eye, and it was quite a sight to see, a little round circle of clear sky in the sky with a full moon in the middle of it—and no wind, just wisps of confused air for a few minutes. Then like a roaring jet, the second hit came from the wall inside the cyclone. That can only be experienced when you are in the eye, a very rare phenomenon. That wave of wind brought on most of the damage to the island group. The next morning people were out and already fixing up things. No one even seriously injured, and only after did the hospital see injuries from people never working so much with hammers and tools. Most of the damage was confined to the light weight and poorly built structures, some ready to fall from someone sneezing so no real loss there.
The house in question is not so much a survivor due to it strong construction but to its position where constructed. It suffered only the loss of gutters and a cracked window, as I mentioned before. The window might have been saved with shutters and the gutters didn’t need replacing, just re hanging in the front. Otherwise, all’s well and this home should have a cyclone seal on it.
I mention this to point out some of the things one doesn’t think of when siteing or buying a home here and I should know, more so than any for I am the original realtor here and probably have more experience in these matters than any—and this home is mine. I chose it for these reasons. The next consideration is the home itself.
Buying the home can qualify you for a business visa if you have any intentions of renting it out. The lease, the house and all come in the form of a debt free corporation, which is the key to both an expedient and assured transfer and your ticket to a visa.
This 3 bedroom, 2 bath (1 in and 1 out) home is situated overlooking the entrance to the main harbour with a white sandy beach below. The house is a timber on concrete pad construction, about 10 years old and in excellent condition. The marble kitchen countertops and ceramic tile throughout the house and the large veranda make this home a breeze to keep clean. Speaking of breezes, this home faces the trades (a very important factor) which blow cool year round, negating any need for A/C. An evening on the large veranda is a great way to enjoy a meal, entertain or just relax as you can watch the sailboats below sail in from around the world.
The view is spectacular, as the pictures can only attempt to emulate. The main town of Neiafu is only a couple kilometers away yet the property is in a rural setting with no neighbors in sight. The beach below is on government property, as are all beaches in Tonga, so no chance of anyone building in front. The house has mains electric and water, plus its own rain catchment system for extra soft and pure rain water.
The grounds are terraced with rock walls with gardens on every level. Fruit trees grow on the property, mango, papaya and banana, even noni. There is a carport below and a small storage/garden house behind. About 1700 sq feet in all and fully screened windows and doors.
