Our location is multi-purpose, ideal for first and last night stays in Costa Rica, as well as people who want the San Jose experience for part of their vacation, but prefer not to stay right downtown with it's inherent problems. As you probably know, Costa Rica is growing leaps and bounds along both coasts and the Arenal/Monteverde areas with new hotels and condos popping up daily. Many of these people need accommodations in the airport area on their first and last nights. We are also central in Costa Rica to Pacuare whitewater rafting, Irazu, Poas and further Arenal Volcanos, Waterfall Garden Park, San Lorenzo - the largest canopy tour in the world, plus some great coffee and butterfly farm tours. San Jose is also half way between the two oceans. We make atleast a 20% commission on each tour and car rental, plus guests tend to take an extra night's lodging for each tour taken. Branding is another avenue that is being investigated, but I am coming to the conclusion that we can do better marketing the place ourselves and saving the 25 or 30% commission normally required (or basically half of the profits). I am prepared to share with the new owner what I have learned over the years if they are intersted. Adventure Inn is an excellent opportunity for someone wanting to make money immediately, as it is fully operational and basically runs itself, fully renovated, and often quite busy. The new pool will be a bonus. Unlike beach and mountain properties that are very seasonal, Adventure Inn tends to be busy year round. Alphabetically, Adventure Inn does very well on the portals we advertise on. We started a costa Rica hotel association and the 64 hotels send us guests quite often. We also rank quite high on , regarding guest satisfaction, so you know the staff are quite good. The hotel makes enough to cover a big mortgage, though as time goes on, it will even get easier. I want to give the new owner as much opportunity to be successful as possible, and could entertain some type of phase-in plan. You have the time and energy, I have the hotel, let's make it happen so we both win. Purchasers need to look at what we have, 34 rooms and expanding, and do their own projections, and they will see it is a pretty good safe situation. I have been looking around at other Costa Rican hotels, and honestly can't find another this size, this nice, with this much income, at the price I am asking. I am asking $3.0 million cash which shows a 15% ROI or $3.2 million which shows an 14% ROI and I will finance 50% of the sale with a first mortgage. And because you are coming to me without using a real estate agent, I have more room to accommodate your needs. You'll find I am easy to talk to, I prefer to deal honestly and with integrity, and keep everything above board, no surprises for anyone.
