| Airport/city Hotel For Sale in San Jose, San Jose Costa Rica Multi-Use Costa Rica Hotel Between Airport And San Jose Asking Price: $2,600,000 - $2,700,000 USD All thirty four rooms are quite spacious and fully loaded, each with two large beds, private baths, some with bidets, all with large color TV's, wireless internet access, A/C, direct dial phones, coffee makers, a small writing table and chairs, an attractive armoire closet and dresser, and an in-room safe. Included are three suites which have in-bath Jacuzzis, microwaves and a small fridge. We have a fifty or sixty person bar and restaurant, and a big two storey solarium room with a large Mayan waterfall Jacuzzi, a computer station for people without a laptop, and a new fully equipped gym. Our particular area is really growing. There is also a house attached to the hotel in the Los Arcos neighborhood behind the hotel which is included, so with remodelling we have a pool and about five more rental units. Our rates should be able to go up about $10 per night across the board with a pool, encouraging people to stay additional nights, and take even more tours. We are asking a very reasonable US$2.6 million for the total package, we just want to sell it in the next year or so. We are half way between the international airport and San Jose, in one of the most exclusive neighborhoods in Costa Rica called Ciudad Cariari. There are three five star hotels as our competition, the Hilton Double Tree Cariari, a Ramada Plaza Herradura, and a bit further, the Marriot, all in the $150 to $300 per night range, so we are better priced, and could easily raise our rates each year into the future. I have been told our rooms are as nice, or even better than two of these hotels. Our location is multi-purpose, ideal for first and last night stays in Costa Rica, as well as people who want the San Jose experience for part of their vacation, but prefer not to stay right downtown with it's inherent problems. As you probably know, Costa Rica is growing leaps and bounds along both coasts and the Arenal/Monteverde areas with new hotels and condos popping up daily. Many of these people need accommodations in the airport area on their first and last nights. We are also central in Costa Rica to Pacuare whitewater rafting, Irazu, Poas and further Arenal Volcanos, Waterfall Garden Park, San Lorenzo - the largest canopy tour in the world, plus some great coffee and butterfly farm tours. San Jose is also half way between the two oceans. We make atleast a 20% commission on each tour and car rental, plus guests tend to take an extra night's lodging for each tour taken. Branding is another avenue that is being investigated, but I am coming to the conclusion that we can do better marketing the place ourselves and saving the 25 or 30% commission normally required (or basically half of the profits). I am prepared to share with the new owner what I have learned over the years if they are intersted. Adventure Inn is an excellent opportunity for someone wanting to make money immediately, as it is fully operational and basically runs itself, fully renovated, and often quite busy. The new pool will be a bonus. Unlike beach properties that are very seasonal, Adventure Inn tends to be busy year round. Alphabetically, Adventure Inn does very well on the portals we advertise on. We started a costa Rica hotel association and the hotels send us guests quite often. We also rank quite high on , regarding guest satisfaction, so you know the staff are quite good. The hotel makes enough to cover a big mortgage, though as time goes on, it will even get easier. I want to give the new owner as much opportunity to be successful as possible, and could entertain some type of phase-in plan. You have the time and energy, I have the hotel, let's make it happen so we both win. Purchasers need to look at what we have, 34 rooms and expanding, and do their own projections, and they will see it is a pretty good safe situation. I have been looking around at other Costa Rican hotels, and honestly can't find another this size, this nice, with this much income, at the price I am asking. There is also limited financing available, but it is better to try and get financing from the States or other private sources. And because you are coming to me without using a real estate agent, I have more room to accommodate your needs. You'll find I am easy to talk to, I prefer to deal honestly and with integrity, and keep everything above board, no surprises for anyone. I know negotiations are difficult at times, and people who have trouble communicating need a real estate agent, but it really isn't necessary. I will roll my sleeves up to work together with you, so that it is a win-win for both of us. I want you to succeed and will do what is necessary to make it happen. This is my fourth year owning it, and I enjoy it very much, however, recently my son and I were in the right place at the right time and bought a potentially huge internet international hotel portal, and we just don't have the time to do both. If we don't get going with the portal, we could lose many the valuable names we presently own, so as a result, I am extremely anxious to sell Adventure Inn for a very reasonable price. Just give us a reasonable, secure offer, something even a bit under market value.
