Asking Price: $389,900 USD (Negotiable)
PRICE DRASTICALLY REDUCED - ABSOLUTELY MUST SELL - OWNERS HAVE RELOCATED TO THE WEST COAST. Listed well below replacement cost!
In the beautiful Hudson Valley of New York State, 50 miles north of NYC: 6+ acre small horse farm, set behind an electric security gated entrance on a well planned blacktopped driveway leading from the road, to the house, and then out to the barn. Huge 5 bedroom / 2.5 bath home, 2 kitchens & living rooms. We used a portion of the downstairs as a home office for my husband's business. The house also has mother/daughter potential.
Custom, professionally built, horse barn 36' x 48'. Has 3 12X12 horse stalls with exterior Dutch Doors and stalls for miniature horses, huge tack room/office, wash stall with hot & cold water, hay storage and separate electric meter. Also has dog runs. Concrete and top quality mats through out! Virtually entire property is fenced with wood three board horse fence and also covered with 2" square wire fence (to keep all the animals safe). Catch paddock attached to barn leads horses up hill to a large grazing pasture with mature trees. This set up offers the utmost security for your valuable animals, secluded from the road (and really helped keep our halter horse fit through the loins, hip and gaskin!).
100' X 120' outdoor ring has footing of dead sand over a base of bank run gravel for proper drainage. Nestled within a grove of trees, the arena was designed to be a peaceful place to ride and work on the basics. I purposely designed the riding ring unfenced to limit my horse's dependence on the rail for straightness and balance. You could easily and inexpensively fence the ring, if you wanted. (Since the property has been unused all year, the ring requires a little maintenance, but rest assured, it was installed properly and should be no problem to restore to it's original condition.) The riding ring is situated at the highest point of the property, overlooking the beautiful neighboring farm lands of the valley.
A commuter's dream: eight miles to the train and two miles to the Taconic State Parkway. Just ten minutes from Rte 84. Excellent schools, too. This was our dream property, but our careers have forced us to move to California. The farm is available for your immediate occupancy.
There are many positives about this property and I've tried to mention most of them here. I want to be honest about expectations, like the raised ranch exterior style of home. The house is freshly painted inside and out, and is clean, bright and spacious - even if it's not under a fancy facade. Also, you might think it's weird that the pasture and riding ring are up the hill from the barn. In the four years we had horses there, it was like a dream come true. The peace of mind I had knowing the horses were tucked away from the road, and curious people, the the ease in keeping the horses fit for show, was well worth the short walk up the path. We also had security cameras on the property to view the horses from the house or on the web (I'd be happy to tell you how to set that up).
