Property type -Freehold-Agricultural. Anyone is able to buy. This is not crown land or Native lease land. It's been freehold land for over 165 yrs!

Access to drinking water and sewage Water is Rain Catchment (yes when you live in the tropics you get rain, We currently have 25,000 litres shared in 2 tanks, 15k and 10k ltrs. our family of 3 have never gone thru our 15k tank. thanks to the occasional showers that come thru. Sewer catchment is usually built on site.

Power access - Although power is now 5 kms way and progressing down the road we look to have it in this next year, poles have been delivered to several sites and we are waiting on crews to start installing them. We currently run on solar here but you could also use wind turbine. We personally enjoy off grid living and run all we require in a modern home and workshop.

Building codes for area - Has to be able to be cycloned certified for insurance coverage.

How long has existing owner held property- This property is part of 36 acres that has Been in our family 165 yrs but transferred to our branch of the family 6 yrs ago.

Title - I have title to all the land but this section has been surveyed off and now with the government for their stamping.

What can be built on the location -Generally a house and several bures- for example- Our house is on a separate 6 acre title and we have a 250 sq mtr hm and built an additional 3 separate Bures (small houses) as well on site that we use for family and friends. Environmental requirements for the location - None when we built our place 3 yrs ago and don't know of any now. Please remember you are not building in Australia, NZ or the USA and not subject to the same type of environmental issues. There are the usual things like set backs from the beach high water mark, usually 30 mtr and from the road area, usually 9 mtr but other than that its pretty easy. your builder handles most things.

We love our life here and were so glad to be in this small country when Covid-19 hit the world! Our "isolation" was sitting on the beach daily with our dogs, swimming-snorkeling and fishing and running our small farm with our extended fijian families in our "bubble". Our small country had only 18 cases and no deaths. We all made it thru and have come out the other end realizing there was no better place to be!
