The award winning Madre Tierra Resort and Spa in Vilcabamba Ecuador is for sale by owner. This is an owner operated profitable "going concern" located in the popular Valley of Longevity in Vilcabamba Ecuador. Long known as a place where folks are healthier, living well beyond 100 years of age, the Vilcabamba area is becoming known as a place where "Years are added to your life and life is added to your years." The valley also boasts the highest per capita concentration of English speaking expats in Ecuador making it easy to relocate to this ideal climate for retirement or raising a family. The area is popular with tourists and those looking to relocate giving us a steady flow of guests.
During our 9.5 year ownership we have taken Madre Tierra Resort and Spa to the next level(s) of quality guest experiences and facility improvement. Most components of our infrastructure are up to western standards and we continue to invest daily advancing this objective. MT is serviced by Fiber Optic internet at speeds unrivaled in Ecuador. Without spending a dime on marketing, occupancy rate is increasing every month including strong restaurant traffic. The growth has been “organic” relying on great Trip Advisor reviews and word of mouth referrals.
MT consists of nearly 5 acres of land with 20 guest rooms that can accommodate up to 60 guests in 41 various sized beds from a couple of bunk beds and a double in one family room to a king size in our Owner's Suite. Current rental rates range from $19 per night for our most economical single to $89 for a double occupancy in our Suite. Most of the income comes from the rental of our 7 Superior rooms which is where we have focused our marketing and improvements.
Staff or volunteer housing in non hotel rooms for two to four people is currently functional including a staff kitchen. We have one more partially finished unit under construction.
We have recently doubled our on site water storage capacity which is serviced from a well located off premises. Additional water sources include an irrigation canal and public water from the municipality of San Pedro de Vilcabamba. Both of these sources are fed from the extremely clean mountain river that flows through San Pedro.
We have over 1700 square meters (18,000square feet) of finished improvements (mostly buildings and some patios) on site with more being added as necessary. Our newest significant improvements include a cobblestone parking lot with 3 meter (10 feet) river rock and cement wall and a permanent steel roof over the conference center. The Resort is fully furnished and includes most of the tools you would need for ongoing maintenance and repairs. We are one of the few properties in the area that have a backup generator with transfer switch available for rare power interruptions.
The renovated Spa is relatively undeveloped and offers the potential for huge financial gains and guest benefit. The gross income to the entire operation could be more than doubled by developing the spa and related services.
Our restaurant has gained and maintained a reputation for quality, healthy, non-processed meals utilizing local ingredients lovingly prepared by our local staff. Resort guests and locals enjoy our simple but tasty menu.
MT is also a Conference Center and Retreat destination. We have a facility dedicated to this end which is ideal for groups from small to 100. It is possible to seat 150 or more however our initial success has been with groups of 30 or less. Equipped with a stage and a "floating" dance floor the conference center is a very versatile space. Yoga, corporate, and wellness retreats are extremely well suited to this space and environment. In 2018 we hosted over 9 weeks of retreats/conferences with 6 weeks where the entire property was rented for the exclusive use of that particular group. Here again, gross income could be enhanced substantially by developing the conference/retreat side of this opportunity.
MT is a great place to live! While the local, national and international public would mourn a closure of the resort and spa, the location is ideal for a family or community residence. Our secure location within walking distance of Vilcabamba is removed from the action of the pueblo yet offers the possibility of convenient community involvement.
MT is an ideal destination for an alternative health facility, clinic, retirement community, residential development, corporate retreat or wellness center.
The hotel is profitable.
Renovated in 2014 – financed entirely from revenue – with plenty of room for expansion – the resort is ready to be taken to the next level.
We have never spent a dime on marketing.
Earning multiple Trip Advisor awards and consistently sitting on top of the areas rankings, the business is substantially in the black with growing revenues, occupancy rates, and profits. This hotel has achieved profitability and earnings growth without any investment in marketing, and little to no attention paid to alcohol sales, restaurant receipts, spa revenue, and group/destination events.
The opportunities for expanded and new streams of revenue are tremendous. We are looking to travel more and work less, and have made several decisions based on their wishes to reduce time spent managing the hotel. With that in mind, the two bars are not being used and the restaurant is closed to the outside public.
With a marketing budget, opening the restaurant to the public, opening the bars, highlighting the spa, and a push towards group events such as conferences, weddings, retreats, and workshops, current revenue could easily be doubled or more.
Current management is semi retiring to the area and is willing to stay on as a part time manager or consultant for an orderly transition, subject to mutually agreeable terms/conditions.
