50-Bedroom Mansion With Big Park For Sale in Lengenfeld, Sachsen, Germany
50-Bedroom Mansion In Ex-Eastern Germany - Great Portential
Asking Price: $575,000 USD
This 50-Bedroom Mansion used to house high ranked Russians during the cold war. Located on the outskirts of the city of Lengenfeld, 0ne hour drive from Dresden Airport. The house needs renovation, and can be modified to your own desire. Although the house is over 100 years old (built 1909), it is not under historic preservation. The house can be converted into a B&B, a hotel, a nursing home, a clinic, a wellness center, or just remodeled as a private residence. There is no restrictions on how to use it in the future, except for the use as a refugee heaven - the city of Lengenfeld would not approve such use.
We do have a quote from a Polish contractor, who would do the whole renovation for estimated $200k-250k, including new windows, new plumbing, new wiring, new floors, new heater, etc. Labor is very cheap in that area. Any fancy modifications can be done at very reasonable cost.
Lots and lots of history in this house:
The Mansion was built 1909 by Johanna Troeltzsch. It contained originally 4 stories, including the basement, plus and attic. In 1980, an addition with a bigger basement, first floor, and second floor with balcony was constructed. The attic from the original building can be converted into extra bedrooms, if needed. Some other modifications were made during the years, including the installation of an elevator. The newer addition is in very good condition, and can be used immediately, without big renovations. The structure of the whole building is in very good and dry condition, just needs updated plumbing, electric, and heating. The footprint of the building contains roughly 1000 m2, with 4970 m2 of useable area under roof (54,500 sq/ft. under roof), plus 390 m2 of basement (4200 sq/ft). There is also a detached 2-car garage. The lot size is 4300 m2. There are another 20,000 m2 of land on the east side of this property, that belongs to the city. The city is willing to sell that land to the new owners for below market value, if the new owner converts the mansion into a nursing home, b&b, hotel, etc. - whatever creates new jobs for the town.
There is endless possibilities on how to use this 50-Bedroom Mansion.
I have a walk through video of this mansion, I can email or text it to you, if you wish.
