Beachfront Casa In Paradise Eco Preserve, Near Yelapa

Casa de Pirata is one of twenty five palapas (traditional Mexican open-air bungalows) on the private twenty five acre eco preserve of Los Chonchos, two hours from Puerto Vallarta. The journey from town is by taxi or bus, followed by a beautiful one hour water taxi ride from Boca de Tomatlan, which runs twice daily every day of the year.
With no road access, Los Chonchos is incredibly peaceful and just the best place to unwind and re-connect with nature. There are three beaches, virgin jungle, an on-site restaurant and lovely support staff.
It's the perfect place for whale watching, (humpbacks from October to March) along with dolphins, manta and eagle rays - they leap out of the water here!
Good snorkelling and diving too - not much coral to speak of, but an abundance of fish, occasional turtles and our resident moray eel.
Above water - kayaking, jungle trekking, onshore and offshore big game fishing, and a rich variety of fauna and flora - butterflies, dragonflies, iguanas, macaws, pelicans, frigates and humming birds to name just a few.
At night bats and fireflies flit around, and the stars are amazing as there's hardly any light pollution - we keep lighting at a low level on the seafront as these are turtle nesting beaches.
Casa de Pirata is one of the first palapas built on Los Chonchos, and the only one down by the beach, with its own private pathway winding through palms and banana trees to the sand.
It comes fully furnished with charming rustic four poster queen bed, sofa, table and chairs all made by local craftspeople.
There's a full 12 volt electrical solar system running fridge/freezer and lighting, with an inverter for charging phones, pads etc. Water is from a pure spring high up in the sierras, and heated by propane, which also fuels the stove and two-burner hob.
It has a fully equipped kitchen, and the ensuite bathroom is half indoors, half al fresco.
Outside there are decks to the front and side of the palapa offering a good mix of sun or shade, and a further lower seaward deck I added with steps down to the garden and a babbling brook that runs during and after rainy season.
The garden/land area is from the main communal pathway behind the palapa down to the beach, though we don't have fences/boundaries - the natural environment is left as it is, and we only plant indigenous species.
There are two loungers, a hammock, beach chairs, snorkel sets and fins, and a two-seater ocean kayak with paddles and life-jackets.
Basically the palapa comes with bedding, towels and everything needed for guests that come to stay.
Some have liked it so much they've returned again and again - one couple four times in the five years I've owned it. Rental income from February 2017 to December 2019 was 38,170 usd.
Outgoings are an annual maintenance fee of 2600 usd for staff and general upkeep of the eco preserve, 20% of rental income paid to the preserve, routine maintenance, propane gas, bottled water (we supply a drinking fountain for guests) and rental change-over cleaning and laundry.
Some owners rent year-round, though most, like me, shut down for rainy season from June to October.

Our nearest village is Chimo, a twenty minute kayak trip, or an hour's trek through the jungle.
There are some basic stores there, and a couple of fantastic restaurants.
Yelapa is more developed, with larger stores and a wide range of places to eat, and is an easy day trip using the regular water taxi.
Los Chonchos is a warm and friendly community with some great characters (it's an off-beat kind of place!) - mainly Americans and Canadians, and we have two permanent residents who have retired there. The private nature of the eco preserve means that the only people visiting are owners, guests, or our friends from Chimo, so it's incredibly safe and secure - hardly any of us lock our doors, which is something I really treasure.
During the past two years, Casa de Pirata has undergone much refurbishment and improvement, with new roof, fridge-freezer, water heater, stove and septic tank. There is permission to build an additional master bedroom attached to the main structure if you wished to be able to sleep four people, and/or a further single bedroom could be created on the existing side deck between the bathroom courtyard and the upper seaward deck.
Pirata doesn't have wifi - many guests say they prefer being off-world - but some neighbours do and this would be easy to install if you wished.
This is a very reluctant sale - I love this place ! But having been an itinerant contract worker for the past seven years, I've always had 2-4 months free per year and been able to spend a lot of time at Chonchos, whereas now I've decided to settle down in Spain with a regular job, sadly that also comes with regular vacation allowance, meaning I won't be able to visit Chonchos more than once a year, for a week or two at best, so it's simply stopped making sense keeping the place on.
Price includes all attorney conveyancing legal fees, and the annual maintenance fee which is paid up until January 2021. You would also be welcome to rental income from any pre-existing bookings that take place after the date of purchase, and I'm happy to discuss transferring my host listings to you so you can benefit from having pictures and reviews already in place.
