Lovely jungle home for rent. Ten minutes from the white sands of the Riviera Maya and just 6 minutes from Akumal , Quintana Roo, Mexico, enjoy peaceful off-grid living surrounded by 50 acres of private tropical forest. Akumal is located between Playa del Carmen and Tulum and is 1 1/4 hours south of the Cancun International Airport. Akumal is an internationally known resort town offering a great social life for ex-pats, excellent snorkeling and scuba diving both in the Caribbean and in the inland cenotes. The Mayan ruins of Tulum and Coba are close by and Chichen Itza can be visited in a day.
This is a private 50 acre ranch. It has a padlocked gate and a long driveway. Almost all the land is flat and is tropical forest. It’s a few minutes' drive from the Akumal pueblo and the highway and about 10 minutes from the entrance to Akumal Playa and the beaches. The weather is quite humid (not as much as the US east coast) in summer and drier in the winter. It's sunny most of the time, and usually breezy.
On the ranch you'll enjoy all kinds of palms, bougainvillea, hardwoods, fruits, an amazing variety of birds, iguanas and more. There are two separate structures - one is two stories with an expansive patio area and a hardwood deck, perfect for two people. The other is a smaller studio with a loft, block walls, tiled floor and a palapa roof. Both are semi-furnished and recently remodeled. Solar power and high speed internet.
This house has not been a rental; it's a private home. Looking for an exemplary tenant to be a steward of this special place, respectful of all of nature and willing to recycle/compost on a regular basis.
Option 1: If you are one or two only and don’t wish to use the small house (casita) the rent is $825US/month. LAST THREE MONTHS OF SIX-MONTH CONTRACT 50% DISCOUNT IF CONTRACT SIGNED BY JUNE 2020.
Option 2: If renter would like both houses the rent will be $1100.
Maximum of two people per house due to the size of the solar and septic systems. No sublets.
Six month minimum signed Mexican lease, damage deposit $500. Dogs downstairs only, upon approval.
Living here is very inexpensive. There is no electric or water bill. The generator (to pump water) sips at gas (I have not filled the tank in 4 months) and propane for the stove (tanks filled in Playa del Carmen) is about $20 and lasts months. The only bill I pay is internet, which runs about $35/month. The high speed internet works well; company is Wimex, out of Tulum.
A gardener/worker comes twice a week to water as necessary, maintain driveway and walkways close to the house, rake, remove and burn downed branches, leaves, and palm fronds, and do chainsaw and machete work as needed. Depending on exchange rate cost is about $150/month.
Electricity is provided by 6 solar panels located on the roof, 6 batteries, 3 charge controllers and a 2000 watt inverter in the bodega. This system was installed in 2019.
Using a gas generator, water is pumped to the roof from a small cenote (underground spring) located next to the house. In the cenote is a new submersible pump. The water is stored on the roof in two tinacos (tanks) with volume of about 1800 liters from where it gravity feeds to the house. Currently there is no hot water. Most of the year it is not needed. This water is used for everything but drinking water is purchased nearby in refillable 5 gallon containers at $1 each.
THE MAIN HOUSE
All new exterior paint in 2019. The house was built in about 2004 and remodeled in 2019-2020. The ranch will be for sale but is not for sale at this point and won’t be in the next year.
High ceilings and arches throughout the house. All new interior paint in 2019. The entry area leads both to the kitchen and down two steps to a small sitting house has screen doors with pet doors as well as heavy hardwood doors that can be closed in heavy rain.
The main house is open with no interior doors. Up the spiral staircase is a large open room that is currently used as a bedroom and has plenty of space for an office area or yoga, meditation or craft studio. A large hardwood deck overlooks the grounds and jungle. The bathroom/dressing area is large, with an open shower and toilet, plenty of hardwood shelves and two closet rails.
The kitchen is large with a generous pantry and large work space, double sink, and new counter tile.
The 2-burner stove is adequate for most needs, but there is room for an oven if you want one. There is a small chest freezer configured as a fridge. It keeps ice frozen at the bottom.
The flooring downstairs and in the bathroom is Saltillo-type tile and the bedroom/office area is hardwood. The ceilings are supported by large hardwood beams. All the wood was taken from the land.
The casita has a new palapa roof, interior paint and floor tiles. It has a small kitchenette, a living/sleeping space and a loft over the garage). Attached to the casita is a composting toilet with a door and a shower with a lovely jungle view. There are no solid doors on the casita, only custom screen doors, which can be locked from within. The windows are screened openings with shutters.
