HOTEL NUESTRO SUEÑO is a 3-star quality lakefront-boutique hotel that offers services, amenities, and personal care (pampering) rarely found in Central America. The Hotel features amenities such as: a family size (8 persons) Jacuzzi, a steam-room (6 persons), and a dry sauna (4 persons). There is high speed internet in all rooms and throughout the hotel area as well as there being cable television in all rooms and in public areas.
The picturesque and authentic Mayan village, San Antonio Palopo, is peaceful, friendly, and safe. Guests often enjoy strolling along the waterfront at all hours of the day and night, while they experience the sense of belonging that a family-based village offers (it's like coming home). Guided tours and local public transportation are readily available (boat, van, and tuk-tuk). The village location has truly world-famous ceramic crafts (google "ken edwards pottery"), and weaving styles that date back thousands of years.

There is memorable dining in the various hotel dining spaces. The main dining area of the highly reviewed restaurant, "Cessi's Place", has two large fireplaces and the outside dining areas have a firepit and large whole pig sized barbecue pit. All dining areas take advantage of the unsurpassed views of the volcanos, Lake Atitlan and the indigenous Mayan village in which the hotel is the center of activities.

All rooms have private bathrooms, working fireplaces and enchanting views of the lake and surrounding mountains. Most of the room are oversized, with some rooms being quite capable of comfortably housing a family of seven. The all-weather public areas include game tables, and lounges, all of which have large fireplaces, big flatscreen TV's and comfortable resting areas. Many areas of the Hotel are designed to ADA standards and are wheelchair accessible, including the main dining areas and designated handicap accessible rooms.

You will be fascinated with the renowned public area which is named the "Tree House". This special area is the major part of the building designated as “Torre 3” which is located in the center of the hotel’s five “Torres”. The indoor fountains, waterfall, and ponds bring a special ambience to the Tree House, as one enjoys the warmth of the large fireplaces while relaxing in the various areas with large open three-story vaulted ceilings. There are many large and living Giant Ficus trees which rise from the floor through the various floors of the building and the leave through special water-proof openings in the roof. The trees then spread out creating a crowning canopy of vibrant growth that helps keep Torre 3 cool in the summers and warm in the winters. Perhaps you will be lucky enough to reserve one of the special rooms in Torre 3, or maybe reserve the whole building for a very memorable private family experience.

Each afternoon one can enjoy fascinating lake views with kaleidoscope like sunsets, which are quite amazing (look on the hotel website for a video of our private collection of sunsets).

Each evening one can sit on the veranda, or the private balcony of some suites, and listening to waves lapping the shore... close your eyes, and transcend back to Mayan times... little has changed on Lake Atitlan, other than now… you are there.

CURRENT STATUS

A certified appraisal of Hotel Nuestro Sueno was ordered in March of 2020, just in time for the "great shut-down of the world’s economy. The value indicated by the independent appraisal was $1.47 Million US Dollars for only the construction / replacement value of the hotel and restaurant buildings; the appraisal DOES NOT attempt to evaluate the “business value of the hotel” as they exist, ready for operations on a turn-key basis; i.e., licenses, FF&E, reservation system and OTA contracts, name recognition (fame), operating history and potential for expansion and profitability (probably worth over $600,000.00 USD). Given the current state of the tourism industry in Central America and the rest of the world, the appraisal DOES NOT attempt to reflect any future increase in the value stated for the existing business aspects being sold.

Before the highly restrictive travel and immigration changes in the USA followed by the worldwide pandemic of 2020, the hotel was pleasantly profitable, as it established its base levels of occupancy from regional repeat and referral clientele. Due to its reputation, the hotel has been able to continue to operate during the world-wide economic problems. During the pandemic, even under mandated reduced occupancy levels and social distancing, the operations of the hotel and restaurant continue to create sufficient income and cash flow to at least break-even and often showing a profit.
