If you’d like to get some exercise or walk your dog, you’re just six houses away from an entrance to the Franklin Mountains State Park. You’ll find miles of hiking trails for your enjoyment. The park headquarters are on the other side of the mountain, so Mountain Park residents essentially have a peaceful section of the park to themselves. Occasionally, you’ll see hearty souls climbing the face 450 feet north of your property. (This is not recommended!)

There’s an abundance of wildlife here. Deer, foxes, roadrunners, ringtails, coyotes, and raccoons all reside in the State Park. About 250 feet from your back door is a mesa, where coyotes occasionally howl at sunset. A few times a year, a “Momma” coyote will take her pups to the top of the mesa for a howling lesson!

Location
Although you have neighbors on each side of you, your nearest neighbor directly west, from your back door, is 2.5 miles away. There is a large open field behind your back wall. This provides privacy for your family and an unobstructed view of the mountains. Although your home is in a quiet, peaceful setting, you’re just a 20-minute drive (non-rush hour) from the El Paso airport. Also within a short distance are Food King grocery store, 2.5 miles; Wal-Mart, 3.2 miles; CVS Pharmacy, 3.5 miles, 7-11, 2 miles; Borderland Steakhouse, 1.5 miles; Chili’s, Applebee’s, and Golden Corral, 5 miles; the Post Office, 2 miles, and many other shops, restaurants, and businesses.

Neighborhood
Mountain Park is a friendly community of doctors, lawyers, a few judges, entrepreneurs, senior military, retired military, and others. El Paso is one of the safest cities of its size in the nation and Mountain Park is one of the safest neighborhoods in El Paso. You never know what you’ll see in this eclectic community, as a couple residents have exotic birds (including peacocks) and one has a miniature pony!

Why El Paso?
Thousands of Californians are leaving the state, in order to reduce taxes and find a better quality of life. Many are moving to Reno, Las Vegas, Dallas, and Austin, as both Nevada and Texas have no state personal income tax. Some people don’t realize that El Paso is the closest major Texas city to California. In many cases, houses in El Paso are priced 50% lower than comparable homes in Las Vegas or Reno and more than 50% lower than comparable homes in California markets. El Paso has nonstop air service to Phoenix, Las Vegas, Seattle, Denver, Chicago, Atlanta, Dallas, and Houston. Post- Covid, we hope we will see the return of nonstop air service to San Diego and Los Angeles. Although El Paso is a mountain- desert community, you are 130 miles away from great skiing in Ruidoso, New Mexico. Elephant Butte, New Mexico’s largest lake, is 124 miles north and offers boating and fishing opportunities.





House
The 2,525-square-foot house has five bedrooms, the fifth bedroom is a smaller room (sometimes described as a”maid’s room”), three baths, and a two- car garage. The maid’s room could be used as a small bedroom or an office. As of April 2, our home is the only home on the market in Mountain Park with an unobstructed view of the mountain and gondola.

The Master bedroom and a second bedroom face the mountain and pool. The kitchen has a new (within the past year) refrigerator and dishwasher. The kitchen, family room, utility area, and maid’s room are tiled. The rest of the house has carpeting. The Master bedroom has built-in his and hers dressers, as well as a built-in desk and bookshelves. The kitchen is original. Note: the kitchen does not have granite countertops. This would be a wonderful family home.

Yard
The yard has a built-in sprinkler system, which is in need of repair. The swimming pool was refinished and painted in 2020. A new pool pump was added in 2020 and a new pool filter in 2021.

Summary
This house features a magnificent, panoramic mountain view…one of the best in Mountain Park! It’s in a safe neighborhood, convenient to shopping, restaurants, and other amenities.
