The community is located in the Corozal District, which is the northernmost district in the country, and you are only about 15 minutes away from the Mexican border from there, giving you easy access to all the conveniences (Wal-Mart, Sam’s Club, multiple restaurants, great healthcare….) of Chetumal, just across the border.
We are located along the Serenity Road, about 3 miles from Corozal Town, and you are just about a minute or so from the ocean at the end of the road. As much as we also love being by the water, there is often a significant premium (often 10x or more) price on land directly on the ocean, and we understand that the majority of buyers would rather purchase something within a minute or two, instead of spending significant extra money, which is why we chose this location on Serenity Road.
The developer of The Enclave at The Palms has already completed an entire subdivision (right next door) and are experienced in developing in Belize, and you can be assured that you are buying into an existing, functional subdivision – with roads, power, and the ability to immediately start construction, should you with to do so.
You can choose to purchase a “stand alone” land lot, and just sit on it for the future (what better way to protect your money in uncertain times, than to invest in some land) or you can choose to build a home of your dreams – most owners tend to elect to build a single family home (anywhere from 1,000 up to 2,500 ) but you can also build duplexes, townhouses, or a small condo building, if you are looking to develop a property to produce rental income and capital growth.
We are happy to offer our construction services, and we have built a number of homes over the years, and we believe we offer very competitive prices while also ensuring “North American” quality construction – although you are free to pursue construction in any way you see fit, and you are also not required to build at any point.
Our lots are significantly larger than the “standard” sized ones for the area – a typical lot in Corozal is ¼ Acres, while ours are generously sized at either 0.4 Acres, or 1 full acre, for those wanting maximum space and privacy.
Annual property taxes are less than $10 USD, and there is NO HOA fee, so you can afford to hold on to your land for the long term, without needing to worry about mounting costs. The legal system in Belize is based on British law, and is therefore also very similar to U.S. law, and all contracts are in English, which greatly assists in making the transaction a little easier.
As an owner, you may elect to have your lot “cleared” of trees and shrubbery at any time, although most of our owners have elected to leave the lot in their beautiful natural state, until such a time that they elect to start construction. Keeping at least some of the trees on your lot also really helps ensuring that you get maximum privacy, and also keeps in line with the “natural living” that is so popular in Corozal.
