Casa de Pirata is one of twenty five palapas (traditional Mexican open-air bungalows) on the private twenty acre eco preserve of Los Chonchos, two hours from Puerto Vallarta. The journey from town is by taxi or bus, followed by a beautiful one hour water taxi ride from Boca de Tomatlan, which runs twice daily every day of the year.

With no road access, Los Chonchos is incredibly peaceful and just the best place to unwind and re-connect with nature. There are three pristine beaches, virgin jungle, and lovely support staff.

It's the perfect spot for whale watching, (humpbacks from October to March) along with dolphins, manta and eagle rays - they leap out of the water here!
Good snorkelling and diving too - not much coral to speak of, but an abundance of fish, occasional turtles and our resident moray eel.

Above water - kayaking, jungle trekking, onshore and offshore big game fishing, and a rich variety of fauna and flora - butterflies, dragonflies, iguanas, macaws, pelicans, frigates and humming birds to name just a few.
At night bats and fireflies flit around, and the stars are amazing as there's hardly any light pollution - we keep lighting at a low level on the seafront as these are turtle nesting beaches.

Casa de Pirata is one of the first palapas built on Los Chonchos, and one of only two right on the beach, with its own private pathway winding through palms and banana trees to the sand.
It comes fully furnished with charming rustic four poster queen bed, sofa, table and chairs all made by local craftspeople.

The accommodation is arranged around a large open-plan living space with fully equipped kitchen, dining and lounge areas.
To one side of the palapa is a double bedroom overlooking a pond and waterfall garden, and a courtyard bathroom with natural stone hot tub for two, open to the stars..
To the other side is an independent master bedroom with possibly one of the best views from a bed in Banderas Bay! It’s reached by a footbridge from the lower deck, and there is permission in place to add a further en-suite bathroom to this should you wish.

Outside there are decks to the front and side of the palapa offering a good mix of sun or shade and a choice of spectacular views, with loungers, dining table and chairs.

The casa has a lovely large plot with a range of fruit and ornamental trees, and a cute stream with little waterfalls (natural jacuzzi!) that runs during rainy season. For the rest of the year, the lovely sand of the dry river bed makes a great private sunbathing beach amongst some amazing boulders.

Pirata has been welcoming guests up until the start of covid.
Some have liked it so much they've returned again and again - one couple five times in the seven years I've owned it. Rental income from February 2017 to December 2019 was 38,170 usd.

In the past three years, many improvements have been made - including a new roof on the main palapa, new solar water heater and septic tank - but there is still work to do. The new side and master bedrooms need finishing off to your taste, and there are general repairs (we have a great maintenance crew on site, and our building manager has quoted 2475$ to do all this) and the place also needs a new fridge and 3 new batteries for the solar system. The cost of all this is already factored into the very much reduced asking price.

Outgoings are an annual maintenance fee of 3300 usd for staff and general upkeep of the eco preserve, 20% of rental income paid to the preserve, routine maintenance, propane gas for the stove, bottled water (we supply a drinking fountain for guests) and rental change-over costs (cleaning and laundry).
Some owners rent year-round, though most, like me, shut down for rainy season from July to October.

As is standard with most indigenous land in this part of Mexico, Chonchos eco preserve is set up as a long-term lease with our Mexican landowner, each palapa owner having a sub-lease.
Our nearest village is Chimo, a twenty-minute kayak trip, or an hour's trek through the jungle. The water taxi also runs there and back twice daily.
There are some basic stores in the pueblo, and a couple of fantastic fresh fish and seafood restaurants.
Yelapa is more developed, with larger stores and a wider range of places to eat, and is an easy day trip using the regular water taxi.

Los Chonchos is a warm and friendly community with some great characters (it's an off-beat kind of place!) - mainly Americans and Canadians, and we have a few permanent residents who have retired or work remote from here. The private nature of the eco preserve means that the only people visiting are owners, guests, or our friends from Chimo, so it's incredibly safe and secure - hardly any of us lock our doors, which is something I really treasure.

This is a very reluctant sale - I love this place! And would be interested in negotiating permission to be able to still use the palapa for 2-3 weeks a year during low season in June or July.
