With over 1100m2 of construction & improvements and over 1km of internal road there is just so much included in this sale apart from the 15.5acres of rich volcanic fertile soil and gorgeous landscaped gardens.
The spectacular 3 level main lodge spans over 320m2 and is made from natural thatch roof and locally sourced eucalyptus wood structures and offers impressive views of Volcano Concepcion. Inside the main lodge is housed the reception & office, a guest lounge, bar, restaurant and commercial kitchen. Attached to the main lodge is an amenities building that includes guest wash-rooms, lock-box vault, storage rooms and a laundry. The 22-seat restaurant is elegant & fresh and offers magnificent views. All furniture has been made using locally sourced precious hardwoods. The commercial kitchen is ready to go with every thing you need including fridge, freezer, 2 ovens with gas cookers, areas dedicated to washing dishes and storage areas. The beautiful custom-made wooden bar is made from Royal Cedar and offers spectacular views of the surrounding landscaped gardens, active volcano and lake.
The pool is one of the main attractions of this property. It is hard to believe a more magical setting and it really is the stuff Instagram photos are made of. Near the pool area are 3 small thatched roof palapas with seating and a soft grass area perfect for sunbathing and children. Add to this the bombardment of color from the plants, flowers and butterflies and the view of the perfect conical active volcano and literally you feel you must be in heaven.
Next to the pool is a change room with shower and flush toilet renovated in early 2019.
There are currently 11 cabins/houses of varying sizes, styles, occupancy capacity and quality on the property that can sleep up to 34 guests. The business currently segments these accommodations into 5 categories each with different prices so that it can appeal to a wide range of audiences and budgets. There is a trained maintenance team that undertakes ongoing maintenance to ensure infrastructure remains in good structural condition. Building materials include cement, steel, cement blocks, locally sourced hard-woods, clay bricks, bamboo, cane and adobe.
Bungalows are the most affordable accommodations at the Eco-lodge. There are 2 bungalows – one with an outdoor shower (pictured below) and daily cleaned compost toilet and the other with an internal bathroom that has been fully renovated in 2019 and includes a dual flush toilet. Both bungalows have natural breathable thatched roofs. One of the cabins was renovated in August 2019 to include stylish modern porcelain floor tiles.
There are 4 Standard Lodges – 3 with bathrooms that include an open-air shower (pictured below) and daily-cleaned compost toilets and one that has a fully internal bathroom that includes a dual flush toilet and new wall & floor ceramics.
There is 1 Family Lodge with a capacity to sleep 5 people. The cabin includes a master bedroom with 4-poster king size bed, night tables and closet space and a second entry room where there is a double bed and single bed. Leading off this room is an internal bathroom with daily cleaned compost toilet, basin and mirror and walk-in shower. At the front of the cabin is a front porch with hammock and seating area. This cabin has a conventional roof, ceramic floor tiles, fully screened windows made from locally sourced precious hardwoods and a lacquered natural cane ceiling. The building was structurally made using cement and steel.
2 bedroom House/Villa with rooftop plunge pool
Nestled in the tropical jungle and bordering shade-grown coffee plantations and offering other-worldly views is Villa Istiana a 2-bedroom house with the capacity to sleep up to 6 people.
The house was built in 2010 using cement and steel. It has a conventional roof and features a gorgeous high-end processed bamboo ceiling. The windows and custom-made French doors are of the highest quality and are made from Laurel hardwood & glass and there are ceramic floors throughout. There is a large front porch & sun-room offering exquisite views of the active volcano and all the way through to the mainland. Leading up the spiral staircase is a roof terrace hosting a small plunge pool/spa where you can enjoy arguably the best views of the island.
Inside are two ample sized bedrooms, open-plan kitchen, living and dining and one fully-tile bathroom with daily-cleaned compost toilet, walk-in shower and wash basin. Truly a one-of-a-kind.
There are 3 cabins located on the entrance “farm” platform. Previously these cabins were used as volunteer and management accommodations. While structurally they are fine, they have a lower quality finishing compared to the eco-lodge accommodations and as such fetch a lower price per night. With little cost and time, they could be dramatically upgraded. Casa Redonda is an octagonal cabin with clay roof tiles & screened windows secured with ornamental iron work. The cabin includes a separate bedroom, living area with small kitchenette and internal bathroom. Casa Naomi is a A-shaped cabin with a small bedroom loft and downstairs living space and bathroom. This cabin is closely situated to a 30m2 thatched roof multi-purpose palapa that includes an adobe pizza oven. Finally, Casa Martin, is a 60m2 1-bedroom house with outdoor bathroom & features a lockable living area and open kitchen & dining.
BEHIND THE SCENES
Like all good functioning, well organized and properly maintained businesses, a lot happens behind the scenes. The eco-lodge has a 2-story utilities building which houses the laundry & drying room & upstairs is a second office where documents are archived. There are also maintenance workshops on the top platform and at the farm where furniture is made and maintained on site. There are also two enormous ferro-cement potable water tanks, as well as smaller plastic tanks and 2 bio-digestors.
RENEWABLE ENERGY SYSTEM
The entire property is off-grid and functions on solar and wind energy. This means no electricity bills… ever! There are three centralized systems that run the entire property. Just this year, the 6 top of the range Nano Carbon Outback maintenance free batteries of the main lodge were replaced and have a life of 8 to 10 years hassle free.
Access is factor overlooked when buying property and making one can be exorbitantly expensive. Already built is over 1km of private double-banded cement road on this property linking vehicle access from the bottom entry platform to the top eco-lodge. Over US$70,000 has been invested just on the road. At the top, the road terminates in a round-about off of which are
