I am reluctantly selling my property in Copper Bank Village, Belize. The property is a nicely situated corner lot measuring 30 X 40 meters. It is located on one of the main roads in the centre of the village, directly on the bus route, although traffic is almost nonexistent in this tiny town. There is a partially built, concrete structure with a very well built 1400 square foot concrete foundation close to the street-side portion of the property. Exterior concrete walls encompass the interior floor area of 1200 square feet.

Copper Bank is a small, tranquil, fishing village of 470 people on the shores of Laguna Seca in northern Belize. It has a lazy rural tropical charm. The property is about 150 meters upslope from the lagoon with a partial ocean view. A second story on the existing structure would create one.

A 50 million dollar highway project that runs close to Copper Bank has now been completed! This will eliminate the hazardous dirt roads and hand crank ferries presently in use, and make Corazol a pleasant 10 minute drive away for all your shopping and dining needs. There a number of local shops for all your daily requirements as well. The new highway will also provide easy access to the rest of Belize and it's road system, with all its natural wonders and incredible history. Local property values have recently risen due to the highways completion and its proximity to Copper Bank village. Values are expected to continue to climb, making local properties an excellent investment for the future.

Copper Bank is an excellent home base to explore the entire country as well as local attractions. The area surrounding the village is lush, pristine jungle. The local bird, animal and plant life is fantastic! Cerros Mayan Ruins and many beautiful swimming beaches are only a short drive away. Belize contains so much diverse history, ecosystems and cultures, that it is impossible not to be overwhelmed with awe. Swimming, fishing, hiking, kayaking, bird watching, the recreational opportunities are endless. Amazing Mayan and Inca ruins are everywhere in Belize, or just over the border in Guatemala. Copper Bank is a great jumping off point to Key Caulker and Ambergis Caye, while Mexico is only a 40 minute drive away to the north.

There is a productive well on the property. Electrical service is only a few meters away waiting to be hooked up inexpensively. These are important infrastructure assets anywhere in Belize. It has small coconut trees, an orange tree, a lemon tree and a number of mango trees. Another large tree shades the front of the building. There are other attractive trees and shrubs on the property with tended grass covering the remainder.

I have been forced to sell the property due to illness and injury so I can no longer afford to develop it. I had originally intended to create a bed and breakfast with living quarters, as I think the property and structure are perfectly suited and located for it. It could also easily serve as a business location, vacation home or permanent residence. Put a roof on it and develop the lower floor OR develop the lower floor at your leisure, and put a wooden Mennonite structure of your choice on the second floor. The second option would create a large raised deck area with a better view of the lagoon while keeping out of the mosquitoes and humidity.

Mennonites can stay locally and build a number of beautiful and functional wooden designs or complete any aspect of home construction to your specifications. These resources will allow you to tailor the construction to you personal finances, preferences and requirements.

I found the people of Copper Bank village people to be engaging, helpful and kind, and I have made many friends during my stays there. I have never felt threatened or unsafe at any point during my extensive visits. If you love the laid back Belizean people and lifestyle in a small community setting, then this could be the place for you. The number of international property owners in Copper Bank has been steadily increasing with more living permanently in the village, but they are not too numerous and have not overwhelmed the town. This is a great opportunity to live in a real Belizean community and have genuine interactions with the Belizean people. It's not not an artificial gated community with tiny lots filled with disingenuous foreigners. You have the freedom to develop, manage, and use your property as YOU see fit, without the restrictions inherent in a gated community, while getting to know Belize and it's people intimately.
