Our family home situated a few minutes drive from the main entrance to the world renowned South Luangwa National Park, has been operated as a short term Holiday Let since 2007. Catering mostly to families who live in Zambia and the perfect stress free, affordable holiday venue for groups. Because our business thrives on local tourism we have hardly been affected by Covid and continued to maintain great occupancy levels through 2020/21.
We are not a Safari operator so we do not own vehicles or operate trips into the Park. Our guests can self-drive or use a recommended local, licenced operator for their safari activities. We run the house on a Self-catering basis but with staff to take care of the cooking and housekeeping. This formula has served us well for 15 years and we remain the only holiday let in the area able to offer comfortable, serviced accommodation to groups of up to 16 people for an unbeatable price even when compared to the budget level Safari Camps and Lodges.

The house is served by a sweetwater borehole and in addition to mains electricity has a 5Kva Inverter backed up with Solar Panels and Batteries so that the house can effectively run off-grid in the dry season. There is a staff block with one two simple rooms for overnight duty, two storerooms, a kitchen and laundry and a staff bathroom with hot shower and flush toilet.
In addition to the main house there are two simple, self-contained cottages each with open plan living / dining / kitchen, a bathroom and a loft bedroom. These have their own parking and outbuildings and are situated some 70m before the main house on the entrance road.
Some 70m beyond the swimming pool is a another self-contained cottage again with open plan living / dining / kitchen, a bathroom and two bedrooms. It also has garage parking, a laundry, staff bathroom and storage.
These extra buildings would allow the owner/occupier to run the house as a successful guesthouse for tourists whilst still maintaining a permanent home for themselves and 1-4 further management staff or family members.
The main house has 180 degree view of the open grassland before it (and which is part of the lease). Here all the same big game species which abound in the National Park find a sanctuary outside of the Park and it is a favoured feeding area for elephant, giraffe, hippo, buffalo, antelope, zebra, warthog, lion, leopard and wild the rains the grassland becomes a lagoon for part of the year.
NOTE: The Property is on good Leasehold Title (there is no Freehold Title in Zambia) on a 99 year Lease from December 1st 2002, with the usual rights of renewal for the Leaseholder (Zambian Property Law being essentially the same as UK Property Law)
