In fact, the layout of Hotel Santrano lends itself well, both in its interiors and exteriors, to carrying out the planned upgrade.
The main goal is an entrepreneurial project that could increase tourist accommodation in the area and would guarantee a profitable business to the owner, ensuring a high quality tourist value through an accommodation facility that boasts the typical Sardinian design, that the property already has, and that follows sustainable management methods with low environmental impact, respecting the local territory, thanks to the energy efficiency systems already present in the current hotel. The conversion into a 5 * resort foresees that the double rooms can be joined together, to create suites of about 40 square meters, to obtain superior suites with a view towards Corsica and standard suites with a view of the garden and countryside.
A SPA and gym will also be made available, as well as a shuttle service to the beach, boat trips, all types of hiking excursions, fishing, sailing, taxi service etc. The swimming pool could be covered during winter period and equipped with sun loungers.
The restaurant should be divided into 2 parts, one exclusively for lodging guests and the other one for external customers, while the terrace on the fifth floor should be set up as a breakfast room with a wonderful panoramic view.
This upgrade would make it a small-sized resort but with large spaces to accommodate any demanding international customer. Since there are no competitors in the area with similar characteristics.
The facility already has a 20 Kw photovoltaic system on a wooden pergola, which could be increased up to 200 KW or more by placing it on the roof, and the same applies to the solar thermal system, currently of 3000 liters, that can be improved to reach total self-sufficiency.
This idea of tourism will be based on sharing with guests the knowledge and culture of the location of the accommodation, starting from sustainability, making use of the great wealth of typical products and the cultural heritage. The environmental, social and economic aspects will be thus reconciled, demonstrating how profitability can be obtained by paying attention to the territory, making available to guests an hotel that can respond optimally to market demands and be profitable for the owner as well.
In recent years, several different types of tourism have developed, in response to a constantly evolving demand. The spread of low-cost airlines has changed the tourist market in the last two decades, impacting the decision-making process of individuals and expanding, with aggressive fare policies, the choice of potentially reachable short / medium-haul destinations.
Tourism in Sardinia, by its very nature, continues to be characterized by a high seasonality, with a strong concentration of arrivals and presences all year round.
Through this upgrade plan, the hotel, which is already active as an event and banquet location and as accommodation facility, will offer: 32 suites of 45 sq. m each with 4 beds instead of the current 64 rooms, more restaurant covers as well as further activities and services connected with these new features. In this way, the analyzed accommodation facility will be even more attractive to its guests.
An exclusive car park will be made available to hotel guests that will fully meet the needs of the hotel, which is a very important plus point and an elevator will be installed that will serve all floors.
To enhance the current hotel even more, a well-equipped wellness center - spa will be made available in the basement, where guests will have the opportunity of restoring their inner balance and rejuvenate, through following services: indoor swimming pool with hydro massage, vascular path, chromo therapy, sauna, sensory showers, relaxation area with chaise longues, herbal tea room and equipped mini gym.
The general functional services of the hotel will be provided on the ground floor (hall, reception, info-point, toilets and staff changing rooms), while the 32 suites, all accessible, will be on the upper floors. The total number of beds will be 128.
