Hacienda El Arroyo is a 15.000 m2 Bahoruco Spots S.R.L. property located in the Dominican Southwest, southward from Barahona (15 minutes ride), densely forested with rare old trees to be preserved. Free of any charge or pending payment (all taxes in order), all permits issued (Environmental Impact, Change of Land Use, Water and Power Suppliers) except building license, to be required once the projects completed.

Different options:

1. The entire property can be acquired. We could negotiate any modality.

2. Bahoruco Spots could perform a joint venture with a partner, contributing with the land, the project in its current state (we are architects and engineers) and the local dealing with bureaucratic issues. Our partner would contribute with the still remaining projects’ costs, the follow-up and construction costs, the marketing and other expenses detailed in the Business Plan, now available.

The potential clientele: families looking for mild climate (such as North-American and European retirees, Dominican returnees looking for a property in their country) for mid and long-term stays.

This luxuriant Bahoruco coastal strip is unfit for organized, short-stay tourism, but is perfect for residential tourism: piecemeal purchasing of small properties by foreigners is already on the go. There are not many plots like this one in the area: land tenancy is much fragmented, and several plots are likely to have difficulties due to their irregular cadastral situation.

Our 15.000-m2 property, adjacent to the National Park “Sierra de Bahoruco”, fits for 20 detached villas grouped in condos, each one with a swimming pool. The scheme proposes a functional typology for sharing facilities, security and upkeeping expenses. The Environmental and Change of Land Use Permits cover a layout including 45.000 m2 still pertaining to the large estate from which our plot has been detached. The Permits allow some 60 villas, in a 60.000 m2 designated area.

The landowner of the 2nd plot might be interested in selling its part. Both plots are now independent properties, but they could be developed jointly.

A large tourist scheme at Cabo Rojo-Pedernales is now under construction. It includes a new international airport and an airstrip, currently operating regular flights to Santo Domingo. Cruise ships are already docking there. La Hacienda is at less than a forty-minutes ride to Cabo Rojo, where sophisticated services will be built. The two first large five-star hotels are under construction.
