With utmost responsibility and commitment, the owner pledges to submit the necessary documents to obtain the property title under the buyer’s name or a corporation to the corresponding government institution (ANATI) without any cost.

When purchasing the property, the Purchase Contract will instruct the attorney to hold $6,000 USD in escrow (in the attorney’s bank account) as proof of the buyer's commitment. This amount will be returned to the buyer if the seller does not comply within 60 days of signing the Purchase Contract.

The title process will initiate once the seller’s attorney has filed all necessary documents with ANATI which are:

- The “Right of Possession” Purchase Contract, notarized
- A new property survey based on ANATI requirements,
- Actualized pictures of the property,
- Three witnesses’ affidavits of the ROP transfer to the buyer, notarized,
- A new Certificate of Occupation from the Justice of Peace Office (Corregidor) with two witnesses,
- Trip to Panama City to file these documents with ANATI (Autoridad Nacional de Tierras).

The attorney will furnish the new owner with the filing document number to continue the process—the buyer can choose whether to continue with the seller’s attorney or engage his own attorney.
