Casa de la Roca is in the most secluded and private location within the Los Chonchos off-grid eco community. Featuring spacious living with spectacular ocean and jungle views, it’s the perfect (and perfectly addictive) whale and birdwatching location.

FEATURES OF CASA DE LA ROCA

A large and spacious balcony runs the entire width of the casa and provides an ideal location for chilling and nature watching: whales breaching in the Bay of Banderas, butterflies dancing in the treetops, and tropical birds flitting through the jungle are just some of the delights of living at la Roca.

The combination of an airy open construction palapa roof and elevated location make Casa de la Roca a cool, comfortable casa - one of the most comfortable in all of Los Chonchos. Ocean breezes flow right through the casa, even on the hottest of days. Feels fabulous when you're enjoying an afternoon siesta in your hammock or after a relaxing day spent on the swimming beach!

The fridge and lighting are dependably solar powered and satellite internet service is available.

The on-demand water heater and stove run on propane gas.

Fresh mountain water is piped down from high elevations and stored in your 2 large private tinacos.

The casa is ideal for a couple, or a couple with 2 children, but easily accommodates additional guests a well. The queen size cotton pillow top bed is located in the bedroom. The loft platform above the living area accommodates a queen mattress or two single mattresses to create a sleeping space for two people (more if they are children): you could easily extend the platform to create a roomy loft bedroom. The living room furniture is a custom designed modular system which converts to a bed and accommodates two adults. And when groups of family and friends have visited us we've had small 2-person tents pitched on the balcony (oh yes, your friends and family are definitely going to want to visit you!).

There are plenty of electrical outlets throughout the casa and you can easily add more.

Casa de la Roca is simply but attractively appointed with uniquely Mexican features such as hand painted tiles in the kitchen and bathroom, pueblo style terracotta lighting covers, and durable inch thick terracotta floor tiles.

There is secure built-in storage for personal items in the bedroom and a secure exterior bodega for supplies and other storage. The bodega at the rear of the casa houses the solar system with additional room to store tools and other things. There is also ample shelving for storing items in the kitchen and bathroom.

Casa de la Roca is situated above the lower casas and therefore offers the perfect blend of tranquil privacy and expansive ocean & jungle views - you can see out but others can't see in. Practical advantages of sitting above the other casas are that you are protected from salty ocean spray that tends to dampen fabrics and corrode metals, and the sound of the surf rises up soft and soothing.

La Roca is accessed by a private stairway with hardwood hand rails - we call it the Stairway to Heaven. From the base of the stairway it is a mere one minute walk (or 2 minute stroll) to the main beach.

Los Chonchos has a community manager responsible for on-site community services including management of local staff, mountain water provision, communal property maintenance and trash removal (remember everything goes in and out by boat) and ensuring that the community is run in an eco-friendly manner. General day-to-day services are also provided to community members. For example: on-site sale and delivery of purified drinking water and gas tank refills, an annual post-rainy season deep-clean of your casa, staff assisted water taxi off-loading and on-boarding, use of community kayak, trash removal by boat, etc.

An annual fee ($4,800) covers all of the above services as well as staff salaries and services, annual fees paid to the pueblo of Chimo for sharing their mountain water, Cabos Corrientes district annual property fees and taxes, and everything else pertaining to the running and management of the Los Chonchos community.

If you are not into DIY projects, you may also take advantage of additional fee-based services offered - everything from casa repairs or improvements to smaller handyman type jobs.

SO... YOU NOW THAT YOU KNOW ABOUT THE CASA, YOU MIGHT BE INTERESTED IN THE LIFESTYLE THAT GOES WITH IT (YOU'RE GOING TO LOVE IT!)

Casa de la Roca truly is the most private and tranquil of the 24 Los Chonchos casas (did we already say that?). The phrase "a little piece of paradise" is a much over-used expression. In this case however, it truly is just that - a little piece of tropical paradise.

You may not want to leave here ever… Unplug, relax and rejuvenate: swing in your hammock, read a book, contemplate your toes and become lulled by the tranquil sounds of the jungle and ocean waves. Enjoy the abundance of wildlife from your balcony - whales, dolphins, birds, iguanas, butterflies, etc. can distract you for days at a time, especially if you love taking photos. Plan a romantic evening on your terrace - a sunset dinner followed by an intimate evening for two under the stars. Host your new Los Chonchos friends over morning coffee, afternoon drinks, card games, potluck dinners, and music/movie nights. With internet service you can even work from home.

There are lots of options to choose from for fun activities away from the casa too... Swimming and chilling on the beach, snorkelling, kayaking, fishing, beach-combing, socializing with friends, exploring flora and fauna on the walking/hiking trails (remember to take your sketch pad or camera). Whatever you like - there is never a reason to be bored!

If you want to explore further afield... Plan a trip by water taxi to Yelapa: do a little shopping, have a nice meal, maybe stay overnight for a little dinner and dancing. Or visit Chimo, a nearby fishing village: hop the water taxi or hike 45 minutes to get there. In Chimo you can: buy basic groceries and household items, beer, etc.; eat a delicious meal at one of the family-run restaurants; try the local Raicilla (local drink similar to tequila or mescal); and get to know some of the friendly locals.

When you are ready for a little city time, or when it's time for a people fix... You can be in Puerto Vallarta within two hours: there you can shop, explore, enjoy the nightlife and stay in one of PV’s many hotels. Or visit one of any of the many towns and communities on the bay and beyond.

A LITTLE BIT ABOUT THE LOS CHONCHOS ECO-COMMUNITY...

Secluded and secure, Los Chonchos is a small, friendly Ecological Community with two beautiful sandy beaches and numerous nature trails. Located south-west of Puerto Vallarta on the south shore of Bahia de Banderas (Bay Of Banderas), Los Chonchos is accessible by Water Taxi (or private/chartered boat) and consists of 24 off-grid casas built on 24 acres of awe-inspiring pristine jungle. It is not an exaggeration to say that Los Chonchos is an exclusive commercial-free rarity - there is absolutely nothing like it on the bay.

Los Chonchos community members are very friendly and supportive of one another. All love and respect nature, and all feel privileged to enjoy such a unique, clean, and stunningly beautiful Mexican oasis. Some casa owners live full time in Los Chonchos. Others are snowbirds who live in Los Chonchos throughout the winter months. Yet other residents are expats living in Mexico and using their Los Chonchos casa as a vacation home, visiting once or twice a year and renting to nature-loving vacationers when not in residence.

The water taxi, runs a daily round trip between Los Chonchos and Boca de Tomatalin (a half hour drive or bus ride from central Puerto Vallarta). Or, if you have a vehicle and don't mind tackling the mountainous road through Cabos Corrientes, you may drive to nearby Chimo village, find a place to park (or take an Uber from Puerto Vallarta), and make your way home by boat or on foot (with or without a mule hire to carry heavy loads).

A LITTLE BIT ABOUT US AND WHY WE ARE (RELUCTANTLY) SELLING CASA DE LA ROCA...

We are Canadians who live in Mexico full time as permanent residents. We purchased Casa de la Roca in 2014 and have twice had the privilege of living there full time during the winter months. The rest of the time it has been our R&R getaway - our holiday "cottage" and and personal sanctuary. But we are now ready for new adventures further up the coast (too far to make regular use of Casa de la Roca). So, as heart-wrenching as it feels, it’s time to sell.

Until the casa does sell, it is being managed and monitored monthly on our behalf to keep things shipshape when we don't have renters.

Please note that, until the casa is sold, we are seeking to rent long term (2 to 6 month lease) at a flexible rate ranging between $1,000 and 1,500 USD monthly depending on the agreed terms of the rental.
