Beautiful African Beach Lodge
The forecasts on the future of the area are of a great development.
The coastal road that connects Kenya (Lunga-Lunga) to Dar es Salaam, already completed in the stretches Kenya-Tanga and Bagamoyo-Dar, the middle stretch, (where our plots are), is now on process to be finished. The imminent new road will lead to an increase in tourist traffic to the lodge, both from the north and south coasts.
The island of Zanzibar is only 20 nm from Mkwaja and, with the help of boats or hovercraft, you can create a 'bridge' between the hotels on the north-east coast of Zanzibar and the Saadani park to offer safari games via land and river, with overnight stay at the e surroundings are genuine (Maasai and fishermen villages) not yet touched by mass tourism and will be an opportunity to offer an unspoilt African destination.
The lodge is 1 km. north of Mkwaja in the district of Pangani, Tanga region. It is approximately 2 km from the borders of Saadani National Park and 12 km from its entrance gate. Being so close to the Park means that in just a few minutes from our beach resort you can be in the midst of the animals, but compared to the accommodations inside the park an entrance fee is due only when you cross the Park gate.
Distances: Zanzibar island 40 km east, to the north Pangani and Tanga 50 km and 100 km respectively; south Bagamoyo is 105 km away and Dar es Salaam about 170 km.
Note that plots 6, 7, 8 in the title deed are part of the lodge project while plot 35 was purchased subsequently, and can be included or excluded from the sale.
Size of plots 6, 7, 8 is 43,980 sqM (about 11 acres); size of plot 35 is 13,900 sqM (about 3.5 acres). Title copies will be presented to genuine serious buyers.
The property is owned by Europeans along with a local shareholder who manages its operation and maintenance. There is no financial record available, and it is no longer advertised, so the buyer will have to start it with a fresh set of accounts.
Listing price of the lodge was USD 3 Million. Reduced price is USD 2 Million (excluding plot 35).
Additional properties for acquisition:
In Sanzale we own 2 adjoining plots facing the main road.
1. Plot 1 Sanzale is over 70 acres, with the north side bordering with Msata Road, is an area (marked in red on the survey map) that was occupied illegally. We won the case in court against te trespassers and we are now proceeding with the execution. The area marked in red measure approx 25 acres. Therefore the trespassers are proposing to purchase the same occupied land, winch it may be excluded from the negotiation of the other 50 acres.
2. Plot 2 of just over 2.5 acres, have an hangar building inside and a fence wall on the street side (Msata road).
For both plots 1 and 2 in Sanzale, we hold the related letter of offer; the procedure to obtain the title deed was suspended due to the court proceedings. Now the judgment proves that we are the owners. Title Deed is pending.
The front road of the 2 plots together, is approx 240 meters.
Plot 1 (excluding the encroached area): we hold a land office estimate of 15,000 to TZS 25,000 per sqM, which, when converted into USD, corresponds from USD 5.88 to USD 9.80 per sqM. We would sell for around USD 7.5 per sqM, negotiable. There is currently an offer to us for the encroached area but nothing has been finalised. If a buyer wants the encroached area included in the purchase then the price will be USD 4 per sqM
