Beachfront Home for Sale in Neiafu, Vava'u, Tonga
Furnished Home with Boats Waters Edge, Safe, Private Beach
One'atea is a beautifully presented property comprising half an acre with 100 meters of beachfront and a lovely private, safe white sandy beach. This is an absolutely outstanding location with crystal clear blue water just a few steps down from the deck. Off grid living.
The water is warm and very safe for swimming, kayaking, sailing, paddle boarding and snorkeling. Turtles can be seen bobbing cheekily in the water amongst schools of fish in front of the house. Whales are often sighted outside the lagoon from June to November. You can easily explore the sheltered lagoon and venture out to visit neighboring islands.
Hunga Island is 11 nautical miles by boat from Neiafu and is not located in the Ha'apai group. The surrounding Vava'u area offers a dynamic mix of fishing options with different fishing techniques and an array of species to target.
Numerous improvements to the house have been made over the years. All handmade furniture and custom fittings have been shipped over from New Zealand, creating a special and comfortable place to relax and enjoy. Guests have loved staying here, so One'atea could continue as rental accommodation. It is currently listed on Holiday Homes and Airbnb.
One'atea is being sold with all furniture, furnishings and equipment included. This includes Pep'e, an aluminum pontoon boat 3.8 meters with 15 HP 2-stroke motor, 25 liter tank, rod holders and anchor. 3 moorings. Also included are two Perception 4-meter sit-on-top kayaks, 2.5-meter rowing and sailing dinghy, one Optimist child's sailing dinghy, two paddle boards, an inflatable air deck and a range of adult and children's life jackets. There is one large mooring and two small moorings in front of the house.
The house has one double and two single beds, USB outlets in both bedrooms, blinds, mats, towels and linen, all kitchen utensils and cutlery, fire extinguisher, washing machine, dining table, four chairs, one sofa, built-in stereo and speakers in lounge unit, and a small fridge.
The solar power system features 24/12 volt configuration with 360 watts of solar panels and four batteries which power the fridge, lights, radio and stereo, USB outlets and fans. A new inverter powers the washing machine and small appliance charging. Gas provides hot water and cooking is done with a gas oven that is very quick and efficient.
Water storage includes a main concrete tank under the shed holding 11,000 liters with feed lines from the back of the house and front of shed. Water is pumped to a plastic header tank of 5,000 liters using a generator, providing gravity feed to the house.
The power system consists of four 90-watt 12-volt solar panels feeding into 24-volt batteries. The batteries are four 6-volt units each with 415 amp hours and are under five years old with minimum use. The main feed to the house is 24 volts to run the fridge, lights, USB outlets and 600-watt inverter which runs the washing machine, coffee grinder and charges small battery appliances. A 12-volt supply powers the stereo, radio and USB outlets.
A petrol 4-stroke generator is used for pumping water and using large power tools. The house has quality deadlocks and all windows and doors have mosquito screens. The color steel roof was installed in 2012.
Additional amenities include VHF radio, well-stocked medical supply cupboard, reasonably new toilet and vanity unit in bathroom with shower cubicle, and Starlink internet. There are plenty of books, board games and very functional purpose-built cupboards and drawers. A large cupboard holds a range of quality fishing rods and lures, some never used - and there is a good supply of swimming flippers and masks in various sizes.
The large utility shed of 36 square meters stores a large selection of tools, workbench, motor mower, weed eater, chainsaw, wheelbarrow, garden tools, life jackets and water play equipment, plus the generator for pumping water and other 240-volt power tools.
Outdoor furniture includes a hammock, solid wooden table and garden chairs, plus a clothes line. New owners can just move in, unwind and enjoy.
The 7-meter aluminum motorboat Folau-lelei is about six years old, built in New Zealand and designed specifically for Tongan waters. It is also currently for sale for NZ$140,000. Both the house and boat have had very little use over the past few years. Everything you will need for comfortable, safe outer island living is here.
This is a government-approved lease with 27 years remaining. Hunga Island, Vava'u is the most westward island in the Vava'u group chain of islands in the north of Tonga. It is not the same island as Hunga Ha'apai, which is an active volcano to the southwest of Hunga Island, Vava'u.
Hunga is an offshore island approximately 35 minutes from Neiafu Harbor and is renowned for its concentrations of humpback whales between July and October each year. The island lies in deep water and its unique geographical location provides sheltered waters and bays which offer a welcome haven and resting place, especially for humpbacks with their calves.
