This is a great opportunity to own a piece of your Amazon paradise flora and fauna in this botanically richest area of the world. This off-grid property is 23 hectares (59 acres) of land of which currently only 5% is utilized, hence plenty of space for more units (bungalows) to increase profits. Located on the river front with private boat parking.
Approximately 3 to 4 hectares of the property floods annually for 3 months. This is a normal occurrence for this area, as it's 105 meters plus or minus 110 meters above sea level. It's off-grid, hence you can grow, cultivate or harvest any fruit or vegetable and raise any domesticated animals you'd like. Most of your neighbors (there are 100 households in the village) in the village of San Rafael (1 mile upriver) are farmers, fishermen and forestry producers. Most people there raise chicken, ducks, swine and some of the wealthier farmers have cows and horses.
There are various varieties of wild fruit in the Amazon like mango trees, breadfruit, many types of lemon, lime, grapefruit, sapote, aguaje, uba, pijuayo, pineapple, guanabana, many varieties of bananas and platanos, sacha mangua, cashew, coconut, sugar cane, cidra, guava, macambo, acai, cocona, cacao, guarana, camu camu, graviola and ice cream bean. The tree's ages range from 7 to 40 years old.
There is loads of space to construct your own pisciculture farm or a common fish pond so you can grow and harvest your own fisheries. Locally, there are at least 85 different varieties of fish and most folks keep a pond well stocked.
Currently, the quickest way of getting to the lodge from the city of Iquitos is via boat. Private fast boats take approximately 35 to 45 minutes. The bridge over the Nanay River is already completed and a road has begun to be built. You can currently take a tuk tuk moto taxi from Iquitos to Barrio Florido (approximately 65 minutes) and from Barrio Florido to the village of San Rafael one can walk (approximately 4 hours) or take a bicycle (approximately 2 hours). Once the road is completed, a car or scooter will take approximately 60 to 90 minutes, as they are actually building two roads, one closer to the river and one a bit further kind of going around the back woods and connecting all the forest villages set deeper in the forest.
The local area climate all year around stays the same, as its latitude 3 degrees south of the equator. Furthermore, the topography is at just between 105 meters and 270 meters above sea level so it's pretty flat. Hence, not too many mountains to climb but small hills certainly deeper in the forest. The best part is the sunrise is always at 5:30 a.m. and sundown is at 6:00 p.m. all year around. The temperature is always 82 to 86 degrees Fahrenheit during the day and 72 to 74 degrees Fahrenheit during the night.
This property includes 23 hectares (59 acres) of spectacularly pure, untouched, off-grid, arable and fruit harvesting Amazon rainforest land. For nine months out of the year there is a private boat/yacht port in front of the property. For 3 months out of the year, only 2 to 4 hectares (5 to 10 acres) get covered by water at the river front.
