Cloud-Forest Cattle Ranch for Sale in San Francisco, Cundinamarca, Colombia

400-Acre Andean Cloud-Forest Ranch Two Hours From Bogota

Asking Price: 2,200,000 USD
(Negotiable)
Hacienda La Primavera sits on a cloud-forest ridge in San Francisco, Cundinamarca, about two hours northwest of Bogotá. The land climbs 510 metres, from 1,950 to 2,460 m above sea level. Mornings often open above a sea of clouds, framed by the cliffs of El Tablazo.

Land size is 253 fanegadas, about 162 hectares or 400 acres: roughly 102 hectares of native forest and reforestation, 58 hectares of improved pasture, and room to add about 22 hectares more pasture.

Water is the strongest feature of this property. It has 12 springs and 5 streams. A 10 km pressurised aqueduct with filtration runs across the farm, and no paddock is more than 50 metres from a water point. Rainfall is 2,300 to 5,400 mm a year.

The farm runs an established herd of about 80 head of purebred Angus and Angus x Limousin crosses. Pastures yield 3.4 to 4.6 kg of fresh forage per square metre, with 21 to 24 percent crude protein. There are 14 concrete milking platforms, so the farm can switch to dairy. ICA has certified the farm free of brucellosis and tuberculosis, and foot-and-mouth vaccinations are up to date.

The farm has belonged to the Resnatur network of private nature reserves since 2012. The forest holds more than 600 plant species, about 100 of them trees, and 22 tree species are threatened. There are 26,000 native romerón pines and 280 Sasaima palms. Orchids, butterflies, hummingbirds, toucanets and other Andean birds are everywhere, and camera traps have recorded wild cats, peccaries and tayras.

There are 15 km of internal roads, kept up with the farm's own shale quarry. Internet is via Starlink, and every building has electricity and water. There are five houses in total. The main house has three en-suite bedrooms, a study, a loft with another bedroom and bathroom, floor-to-ceiling windows and a glass-enclosed dining terrace. A staff house stands next to it, and three more staff houses are spread across the farm.

Very few farms of this size are documented this well. The whole property has been surveyed with GPS, so a buyer can see exactly what is on the ground before visiting. The survey covers 76 measured paddocks, 127 water points (springs, intakes, hydrants and aqueduct lines), about 99 forest and reforestation plots, 218 records of the dominant tree species, and the full 15 km road network. It is all held as digital map layers, ready for planning a new herd layout, lodge sites, trails or a conservation agreement.

Possible Uses

* Beef or dairy: the farm is running now, with water, pasture and milking infrastructure already in place.

* Eco-tourism or a lodge: cloud forest, birding, trails and views, two hours from a city of 8 million and in one of the fastest-growing tourism markets in Latin America.

* Family estate or conservation holding: a private Andean reserve close to Bogotá.

For qualified buyers a full technical and legal dossier is available on request, including the complete GPS maps and the title documents.
